Buying a home isn’t just about your down payment — closing costs matter too 👇🏽

These are some of the key expenses to be prepared for:
• Legal fees
• Land transfer tax
• Appraisal or home inspection

A good rule of thumb? Budget 1.5%–3% of the purchase price for closing costs so there are no surprises on closing day.

The goal isn’t just getting you approved — it’s making sure you feel confident and prepared every step of the way.

BIG update for new build buyers in Ontario 🚨

Here’s what you need to know about the expanded 13% HST rebate:

✔️ Up to 13% HST rebate on new homes
✔️ Applies to new homes up to $1M with up to $130,000 in savings
✔️ Homes between $1M – $1.5M still qualify, with rebates gradually reduced
✔️ Applies to primary residences AND rental properties
✔️ Purchase agreements between April 1, 2026 – March 31, 2027

This could mean up to $130K in tax savings on a new build — but timing + eligibility will be key.
