What finally shifted was not the market. It was her.

When K + A started looking for their next home, the picture was clear.

What the home was truly worth in this market.
What work would realistically need to be done and what that would cost, not just financially but in energy.

After losing out on a few homes, we paused.
Revisited the strategy. Revisited what actually mattered.

And asked a different question.
What if the right move is not turnkey?
What if it is something with real potential, in the right neighborhood, at the right price?
Something they could make entirely their own.

That shift changed everything.

They became more open. More flexible. More focused on long-term value over short-term convenience.

And that is how we found it.
The right bones. The right area. The opportunity to build exactly what they want over time.

Not perfect on day one.
But right for where they are going.

And sometimes, that is the better decision.

Before I tell a client what I think they should do, I always ask myself one thing first.

"Is this advice for them, or is it just what I would do?"

Those are not always the same thing.

My risk tolerance is not theirs. My timeline is not theirs. My priorities, my life, my version of what is worth it, none of that transfers automatically.

Good advice is not just accurate. It is relevant to the person sitting across from you.

So before I weigh in, I try to understand where they actually are. What they are protecting. What they are hoping for. What they can genuinely live with.

Because the most confident recommendation in the world means nothing if it does not fit the person receiving it.

That is the standard I hold myself to.
Not just knowing the market.
But knowing who I am talking to before I say anything about it.

We talked about it.
What perfect actually meant to her.
What she was really looking for underneath that feeling.

It was not the house she was unsure about.
It was the decision itself.

We went back for a second showing.
