⏳It’s been a long journey since we started working together 3 years ago. Their income situation changed significantly since, becoming business owners, and the biggest challenge is to find a lender that understands their complex income situation, and reasonably provide funding based on their true borrowing power.

The mortgage renewal cliff got the attention. The renewal tidal wave may be the bigger issue.

Because of heavy buying and refinancing in 2021-2022, plus the shift to 3-year fixed terms in 2023-2024, many mortgages are now renewing at the same time. That can mean longer timelines and more pressure on the process.

Takeaway: if your mortgage renews in the next 2-13 months, call us early.

I share my tax filing experience and why timing matters. After filing my 2024 taxes on April 30th and waiting 8 weeks for my notice of assessment, I learned an important lesson. In 2025, I filed my personal tax return immediately when e-filing opened and received my notice of assessment right away. I discuss how filing taxes early is crucial, especially if you’re applying for a mortgage, since lenders often require your notice of assessment. Delaying your tax filing could jeopardize your mortgage approval timeline.

🎊Congrats to my first time homebuyer clients on closing of their freehold townhome in Markham.

The clients initially spoke to their mortgage agent who got them pre-approved for a $600,000 mortgage. They were very disappointed, as their goal was to purchase a freehold townhome in Markham, they needed a much bigger mortgage amount. With $600,000, they could only afford a condo townhome at most in Markham with their finances.

I was then introduced to them by their realtor. On our first consultation call, I already knew they would qualify for a way bigger mortgage amount. After running the numbers, I got them pre-approved for $1M, a $400k difference! 😱

The end result? It’s a WIN-WIN situation! 🙌

Realtor - He didn’t waste time showing them homes the clients didn’t have their hearts set on, bigger commission on a $400k extra in purchase price.

Clients - They got what they wanted all along: A beautiful freehold townhome in Markham that they can grow their family in. Not to mention, they got a much better mortgage rate then they were offered initially.

Moral of the story: Not all mortgage agents are the same, it’s truly matters who you work with. 😉
