Last week, a REALTOR® told my clients who had found a house they loved but hadn’t put their house on the market yet: “just get a bridge loan.”

Respectfully… that’s not how this works 🤓

✅ A bridge loan only works when:

You have a FIRM offer to purchase on the home you’re selling AND the one you’re buying + have a closing date mismatch

It’s simply a short-term loan to “bridge” the downpayment money coming from the sale of your home IF the closing cannot happen before your purchase.

🚫 It is NOT
“buy now, figure it out later” plan
“we’ll sell eventually” strategy
Some kind of magic loophole

If your house isn’t even on the market yet… we are not bridging anything 😅

🏡 2026 is the year of the mortgage renewal 👀

Back in 2021, many homeowners locked in 5-year fixed rates around 1–2%… basically the mortgage lottery. 🎟️

Fast forward to now… those terms are coming up for renewal in 2026.

ANDDD many people who renewed in 2023 went with a 3-year fixed rate - they are ALSO up for renewal this year.

So 2026 is going to be a busy renewal season.
