Think you need 20% down to buy a home in Canada? Not always. 🏡

For eligible properties under $1.5 million, the minimum down payment is generally calculated as:

5% on the first $500,000

10% on the portion above $500,000

That means a $700,000 home could require a minimum down payment of $45,000, while a $900,000 home could require $65,000.

Homes priced at $1.5 million or more generally require at least 20% down and are not eligible for CMHC mortgage loan insurance.

Your down payment is only one part of the home-buying budget. You may also need funds for closing costs, legal fees, inspections, adjustments, and other expenses.

Saving for a home? Message “DOWN PAYMENT” and we’ll help estimate what you may need based on your target price range.

Celebrating a strong August of successful mortgage closings 🏡🔑

Throughout the month, we’ve had the privilege of helping clients across British Columbia, Alberta, and Ontario take meaningful steps toward their financial and homeownership goals.

Every closing represents more than just a funded mortgage. Behind each one is a unique story, whether it’s purchasing a new home, investing in a rental property, refinancing for greater flexibility, or accessing equity to create more breathing room financially.

Here are some of the mortgages we were proud to help close this August:

✅Mortgage Refinance – Maple Ridge, BC— $865,000
✅Rental Purchase – Tofino, BC — $771,000
✅Mortgage Refinance – Vancouver, BC — $330,000
✅Purchase Mortgage – Surrey, BC — $552,000
✅Mortgage Refinance – Duncan, BC — $127,500
✅Purchase Mortgage – Maple Ridge, BC— $775,000

No two mortgage journeys are exactly the same, which is why we believe the right financing strategy should always start with understanding the client, their circumstances, and where they want to go next.

To every client who trusted us with an important financial decision this month, thank you for allowing us to be part of your journey. We’re also grateful to our referral partners, lenders, legal teams, and everyone behind the scenes who helped make each closing possible.

Whether you’re planning to buy, refinance, invest, or simply explore your options, you don’t have to figure it out alone.

Let’s build a mortgage strategy that makes sense for where you are today, and where you want to be next.🏡

The lowest mortgage rate is not always the lowest-cost mortgage. 💰

A great-looking rate can lose its appeal if the mortgage comes with a costly penalty when you need to sell, refinance, or break the term early.

Before signing, look beyond the rate and ask:
How is the penalty calculated?
What are the prepayment privileges?
Is the mortgage portable?
What happens if my plans change?

The right mortgage should give you a competitive rate and the flexibility to protect your financial future.

Visit homelegacy.ca to compare more than just the rate.

Mortgage penalties and contract terms vary by lender and product. This content is for general educational purposes only.

Mortgage portability may not feel important when you sign, but it can matter a lot when life changes. 🏡➡️🏡

A portable mortgage may allow you to transfer your existing mortgage to a new property, helping you preserve certain terms instead of starting over completely.

That flexibility can be valuable if you relocate, upgrade, downsize, or move before your current term ends.

Before choosing a mortgage, ask:

Is it portable?

How long is the transfer window?

Will I need to requalify?

What happens if the new home costs more or less?

The right mortgage should support both your plans today and the possibilities ahead.
Visit homelegacy.ca to explore your options.

Portability is subject to lender terms, qualification requirements, property approval, and timing conditions.

Can you buy a home with debt?

Yes, but debt changes the strategy.

Lenders don’t just look at whether you have debt. They look at how much you carry, what type of debt it is, and how it fits with your income.

Credit cards, car loans, student loans, and personal loans can all affect your approval picture.

The good news? Having debt doesn’t automatically mean you’re out of options.
With the right plan, you may still be able to strengthen your application and move forward with more clarity.

The lowest rate isn’t always the best mortgage.

A cheaper rate can look great at first, but the details behind it matter just as much. Some low-rate options come with stricter terms, higher penalties, limited flexibility, or fewer refinancing options later on.

The right mortgage should support your long-term goals, not just give you the lowest number today.

Before you commit, make sure you understand the full deal.

If you want help comparing your options clearly, Home Legacy Financing is here to guide you.
