It's unfortunate that we don't have better news today, as it appears that increases are inevitable until we achieve the targeted 2% inflation rate.

Describing the past year as financially tough for many is an understatement. If you are considering locking into a fixed rate, I encourage you to reach out before making any decisions so that we can discuss all of your available options. Please know that we are here to support you and understand the stress that this is causing for so many.

The next Bank of Canada announcement is scheduled for July 12th.

Key Notes:
- Increase of $15 per $100,000 of mortgage funds borrowed
- Static Variable Rate holders should consider making a lump sum payment or increasing their payments.
- Prime Rate is now 6.95% up from previous 6.70%

Spring has Sprung and it is about time!

Here are my top Spring Gardening Tips:

1. Follow for all of your dahlia needs and tricks!

2. Plant Annuals and Perennials! Some good choices include: cosmos, marigold, nasturtium, sunflower, sweet alyssum, and zinnia. For the best results, it is ideal to pick an overcast day for initial planting to avoid heat shock and be sure to keep all new plants well-watered until they have settled.

2. Garden Bed Watering Routine: One of the best things that I did last year was invested in a bunch of affordable $10 leaker hoses. They are buried in our garden beds and have a $20 automatic timer, that turns on when we know the sun isn't out and blazing. One less thing for us to worry about with our busy schedules!

3. Lawn Mower Care: Get your blades sharpened, change the oil, filter and update the spark plugs to keep you riding smooth all summer.

4. Now that the frost has passed (we hope), it is also a great time to plant seasonal spices. Basil, dill, rosemary, marjoram, cilantro and fennel are great options for planting this time of year. They require a bright area with 6-8 hours of sunlight per day and well-drained soil to flourish.

5. Start Summer Veggie Seeds: If you're hoping to enjoy fresh veggies all summer, be sure to plant them now! Beans, corn, cucumbers and squash can all be sown directly in the soil (ideally when evening temperatures are around 10 degrees Celsius). Another great option is to plant tomatoes as they love the sun and are very hardy, but be sure to provide trellis support! Sungold is our favourite tomato variety from .

When it comes to mortgages, insurance is necessary to protect the lender on these types of loans, which deal in large sums of money. There are three different tiers relating to insurance, which all have different minimum down payment amounts and varying premium insurance fees.

1. Insured mortgages typically have a less than 20% down payment and are insured with mortgage default insurance through one of Canada’s mortgage insurers: CMHC, Sagen or Canada Guaranty. In these cases, the premium is based on a percentage of the loan amount, which is added to the mortgage and paid monthly.

2. Insurable mortgages typically have a 20% or higher down payment and do not require mortgage insurance, though they can qualify for it. In these cases, the homeowner wouldn’t have to pay an insurance premium, but the lender can if they choose to.

3. Uninsurable mortgages do not meet mortgage insurer requirements; some examples of these types of mortgages can include: refinances, mortgages with an amortization longer than 25-years or mortgage files where the real estate is more than $1M in value and/or purchase price. No insurance premium required.
