I used to work six a.m. to midnight, seven days a week, and thought that was just what it took. It wasn't. It was a habit I had to unlearn.

Slower mornings. Actual lunch breaks. Saying no when something isn't the right fit. So much changed for me once I got serious about protecting my own time.

Longevity in the mortgage industry isn't about talent or hustle. Here's the habit that actually determines whether a broker lasts or burns out.

Found the perfect location but the house itself needs work? That doesn't mean walking away from it. A renovation mortgage lets you roll the cost of the renovations into your mortgage at the time of purchase, so the work gets done without a separate loan or years of saving up first. The place with good bones and the wrong finishes might be more within reach than you think.

If you're weighing a property like this, give our team a call. We'll walk through your specific situation and what's possible.

A mortgage conversation during a separation carries more weight than the numbers alone. Often it's one of the first steps toward feeling stable again, at a moment when very little else does.

Its important to know the questions that matter most before anything else gets decided.

Navigating a mortgage during separation involves more than numbers. Here's what the process actually looks like and what questions matter most.

When people ask me for advice about building a mortgage business, the first thing I tell them is this: What works for me might not work for you. And that is not a bad thing.

We are in an industry full of comparison. Volume numbers, rankings, production awards. And if you are not careful, you start building a business that looks impressive from the outside but keeps you up at night.

I have had to get really honest with myself about why I do this work. Not the version of "why" that sounds good in a bio. The real one. Because when you are connected to that, it shows. In how you handle a hard conversation. In how you show up when a file goes sideways. In how your clients feel after they hang up the phone.

The most important thing I can pass on to anyone building something in this space is to figure out what feels right for you, in your business, with your life. Then build toward that. Not toward someone else's highlight reel.

That is what you can actually sustain. And that is what clients will feel.

Thinking about refinancing because rates moved? Here's the number to check first.

It's not today's rate. It's the penalty on breaking your current term early and it can quietly wipe out the savings you thought you were getting.

Time it to your renewal instead and that penalty disappears completely

Thinking about refinancing? Learn why timing your refinance to your renewal date, not the rate, is the smarter strategy for mortgage refinancing in Kelowna.

High interest debt has a way of making everything else feel harder, even when you're doing your best to stay ahead of it. If you own a home, you may have more room to work with than it feels like right now. Equity can be used to consolidate that debt into something far more manageable and often the relief shows up faster than people expect.

Waiting too long to ask what your options are is what tends to cost people the most.

We're here whenever you're ready to talk it through.

Just because you're approved for it doesn't mean you have to take it. There's a real difference between what a lender's formula allows and what actually feels comfortable in your day-to-day life. The right number is the one that still leaves room for everything else.

Being approved for a mortgage amount and being comfortable carrying it are two different things. Here's how to tell the difference before you buy.

Funding day feels like the finish line. For us, it's just the beginning. That's when the real work starts. Checking in at renewal. Picking up the phone when something in your life shifts and you're not sure how it affects your mortgage. Talking through decisions that have nothing to do with rates, because so much of what we do isn't really about rates at all.

We don't think about your file as a transaction. We think about the relationship we're building with you, one that runs on a much longer timeline. Being in your corner well past the day your mortgage completes, not just for one term, but for every one after it.

This is the client experience we care most about. Everything we get to be part of after the mortgage funds: the family changes, the career moves, the decisions that touch far more of your life than a mortgage ever could.

That’s where our reputation gets built, one relationship at a time.

When you work with us, you get more than a strategy call and a plan. Every file also benefits from a team working behind the scenes, and Shannon Bloxam is a big part of that.

She's spent over 20 years in the mortgage industry, starting on the lender side as a funder, then a document specialist, then an underwriter, before joining our team in 2018. She knows what gets flagged before it ever reaches an underwriter's desk, because for years, she was that underwriter.

That kind of experience doesn't show up on a rate sheet, but it does show up in every file we submit.

Meet the underwriter behind the approval. Shannon Bloxam brings over 20 years of mortgage industry experience to every file at Jewels Ferris Mortgages.

A $500 car payment can cost you almost $100,000 in mortgage qualifying power. Most of our clients carry payments closer to $1,500 a month, which can mean $300,000 less to work with.

If you're planning to buy soon, holding off on a new car loan is one of the easiest ways to protect your qualifying power and f you're self-employed, there's also a way around it. Watch the full video for the details.

Give our team a call, we're always here to help.
