• Property Transfer Tax (PTT) 😬
(1% on first $200K, 2% up to $2M, more above that)
• Lawyer / Notary fees
• Home inspection + appraisal
• Adjustments (taxes, strata fees, utilities)

And no… you usually can’t add this to your mortgage
