Your equity is great but it has nothing to do with making your mortgage payments.

Ask yourself what your monthly debt load is and what’s left over?

Equity is helpful but not going to get you the approval.

Your income, with margin, is what gets you approved.

Just because the bank says you’re approved doesn’t mean you can afford it.

The bank doesn’t care about your life budget for other s**t you want to spend your money on. Going max approval is a terrible idea in most cases.

there’s no getting away from the rate change… but you can control a few things to soften the paymet blow.

if I was renewing this year, here’s exactly what I’d be doing (and what I help my clients do every day):

1️⃣ talk to a broker before your renewal letter arrives — it gives you leverage when it does.

2️⃣ let your lender make their first offer, then see if it’s competitive and holds up.

3️⃣ ask about blended rates or longer amortizations… small changes can mean hundreds in savings.

4️⃣ lock early (120-day holds protect you) — and if rates dip again, auto re-lock at the lower rate.

5️⃣ run your numbers early… knowing what your new payment looks like gives you room to plan ahead.

bonus tips ↓
➖if you can, make a small lump-sum prepayment before renewal (even 5–10 % of your balance can shave hundreds off monthly payments)

➖if you’re considering switching to variable, rates are sitting around 3.65 % right now just make sure it fits your risk tolerance.

Your goal isn’t to switch lenders for the sake of it… it’s to understand every option before your lender shows their hand.
