She’s here.

I am overjoyed to officially welcome beautiful little Ancia Ellis.

She is loved beyond words, and I am soaking in these first precious days as we settle into this new chapter together.

Preparing for her arrival has been such a meaningful reminder that no major life change happens entirely on your own. It takes planning, trust, support, and a village of people ready to step in when needed. I feel incredibly grateful to have that village around me, both personally and professionally.

As I spend these early weeks with Ancia, Cultivate + Evolve Financial remains open and available Monday through Friday. Madeline continues to support clients and help keep files moving smoothly, Andrew continues supporting our marketing, website, communications, and client care, and I have trusted broker colleagues available behind the scenes when needed.

Business will continue as usual, just with a little more baby excitement in the background.

And of course, Tawny deserves a very important shout-out. She has embraced her role as big sister beautifully already, keeping close watch over both me and baby Ancia with all the love, loyalty, and gentle supervision we could ask for.

Somehow, we are already at the last day of August.

Before fall routines fully kick in, this is a good moment to pause and look at the small but important life admin that often gets pushed aside.

Review your insurance.

Look at your emergency savings.
Pull your credit report.
Audit your subscriptions.
Think about upcoming home expenses.
Book the financial conversation you have been meaning to have.

A Purchase Plus Improvements mortgage can be a useful option for buyers who find the right home, but know it needs updates after closing.

The key is understanding the process before you write the offer.

Timelines matter.
Quotes matter.
Lender requirements matter.
And in many cases, the improvement funds are released after the work is completed, not before.

Most lenders also have specific completion windows, often around 90 days to 4 months, depending on the lender and the details of the file.

That means you need to know what is required, what work is eligible, how the funds will be handled, and whether the timeline actually works for your situation.

The second-last Friday of August feels like a good time to pause and appreciate the little things that make summer feel like summer.

Earlier this week, we enjoyed Mexican food at a sweet little local spot, and it had us thinking back to the time we’ve spent in Baja — the colours, the food, the warmth, and that slower pace that reminds you to actually enjoy where you are.

Today is International Orangutan Day, which feels like a good reminder that home matters.

Whether it is a rainforest canopy or the roof over your own head, the places we rely on deserve care and protection.

So for today’s Wednesday Wisdom, here is a simple life admin nudge: when was the last time you reviewed your home insurance?

Take a few minutes to look at your coverage amount, deductible, policy limits, exclusions, and whether anything meaningful has changed since you last reviewed it.

You do not need to become an insurance expert. That is what your insurance advisor is for.

But you should understand the basics of what you have, what has changed, and whether your coverage still fits your life today.

A little review now can save a lot of stress later.

A little personal update from Catherine

We are officially just one week away from the hopeful arrival of the newest addition to my family.

As I move through the final stretch of summer and into fall, I wanted to share a quick update on what you can expect from me and the Cultivate + Evolve Financial team.

As I navigate this transition into motherhood, I’ll be working a reduced schedule with office hours on Mondays, Wednesdays, and Fridays. Our team will continue to be available Monday through Friday to support our clients and community.

For existing clients, active files, renewals, and upcoming transactions, it will be very much business as usual. We have been preparing for this transition for several months, and we also have additional experienced broker support available should it be needed.

I’ll still be involved and accessible, just with a little more intention around my schedule as I settle into this new chapter.

As we head into fall, we’ll also continue sharing updates on interest rates, the mortgage market, and opportunities that may be worth exploring as things continue to shift.

I feel incredibly fortunate to have built a business, team, and community that allows me to step into motherhood while continuing to do work I genuinely love.

Thank you, as always, for your continued trust in me and in our team.

Here’s to the last bit of summer, a new season ahead, and hopefully a very exciting arrival soon.
