The Bank of Canada raised the overnight rate today, by 1%, making the new prime interest rate 4.7%!

We are expecting another rate increase of 0.5% - 1.00% by the end of the year, in an attempt to reduce inflation.

The good news is that lenders are still offering a healthy discount off the prime interest rate and I would be happy to help guide you on which mortgage product is best suited for you!

The Bank of Canada raised the overnight rate by a full 50 basis points for the first time in 22 years! With the surge in inflation and the strength of the Canadian economy, another rate increase wouldn’t come as a surprise… in fact, count on it again in June!

This increases the prime interest rate from 2.70% to 3.20%. This only effects variable rate mortgages, with lenders discounting their rates below prime.

The Bank of Canada raised the overnight rate by 25 basis points to .50%, which marks their first rate hike since 2018.

We are expecting to see a series of 25 basis point rate hikes, over the next year, with the next being as soon as April 13th.

With the new mortgage rules in place, where you are required to qualify at the new interest rate of 5.25%, up from 4.79%, you are qualifying for 4%- 5% less of a mortgage.

However, don’t let the new mortgage rules stop you from getting into your dream home. With a 20% down payment, I can qualify you at the contract rate (Currently 2.44%) instead of 5.25%, which increases your purchase price by approx. 25%.

Starting June 1st, the qualifying rate on insured (mortgages with less than a 20% down payment) and uninsured (mortgages with 20% or greater down payment) mortgages is increasing. The new qualifying rate will be either contract rate plus 2% or 5.25%, whichever is greater, up from the current 4.79%.

This change is expected to reduce buying power by between 4% and 5%. Therefore, if you are planning to purchase or refinance in the near future, I would recommend getting pre-approved before putting in an offer or starting a Reno project.

Merry Christmas Everyone!

As I reflect on 2020, I have so much to be grateful for. If you’ve ever worked with me, you know I am passionate and love what I do! Do I love paperwork? Not so much. Do I love endless emails? Not so much. Do I love the emotional rollercoaster of watching my clients try to find a home in a booming market? Not so much. I love my job because I love my clients; it’s that simple.

Over the last decade, I have had some incredible clients and this year was no different. I am grateful for all my clients who gave me a passion and purpose to work hard this year. Thank you clients for making my year that much brighter.

1) Monitor your payment history by doing the following...
a. Make your monthly payment on time.
b. Pay at least your min monthly payment.
c. Contact lender immediately if you do not believe you are going to be able to make the monthly payment.
d. Make all monthly payments, even if you are disputing the payment.

2) Never go over your credit limit.

3)Try not to let your credit balance go over 35% of your limit. For example, if your credit limit is $5000, do not let the balance go over $1750.

4) Keep credit facilities open that are old even if you don’t need them anymore. The longer you have the same credit facility, the more it will boost your credit score.

5) Limit the amount of credit checks to your credit bureau.

6) Have a mix of credit facilities instead of just 1 type. For example. Get a visa, Line of credit and car loan instead of just having 3 credit cards.
