Your credit score is 30% utilization.

We've been seeing this have an impact on mortgage renewals lately. Most people are leaving their mortgage renewals until the last minute, thinking 30 days is enough. It's not.

If your credit score drops right before renewal and you have no time to fix it โ€” you lose negotiating power. You could end up with a worse rate or qualification.

This is why the 13-month renewal strategy exists. It gives you time to optimize everything โ€” including your credit.

Don't wait until the last minute.

But same office doesn't mean same mortgage situation. Different contract. Different start date.

Different income history. To a lender โ€” that changes everything.

Brando paid off his home completely. No mortgage. Free and clear.

He walked into his bank confident โ€” he had more equity than most people ever build.

They offered him half of what he needed and sent him home.

He called me confused. If he owned his home outright โ€” why couldn't his bank help him?

Two transactions. Two lenders. Structured in the right order.

He walked away owning two properties. And finally understood what his equity was actually capable of.

I get this question all the time.

The short answer: aim for 680 and above.

640โ€“650? Still fine on the prime side. Below 600 and we start looking at alternative lending โ€” higher rates, more fees, and we need to figure out what's going on with the file.

The good news: credit is fixable. I've seen scores jump 100 points in a couple of months.

Mike had been sitting on this decision for months.

30% of your credit score is based on credit utilization. And I'm seeing two mistakes that keep showing up right before mortgage renewals.

One โ€” people are waiting too long. The bare minimum is 120 days out. Not 30.

Two โ€” utilization is maxed. No late payments. No collections. Everything paid on time. But the score is destroyed because the cards are sitting at 100% month after month.

When you come to me 30 days before your renewal, there's not much I can do. You're stressed. I'm stressed. And mortgages are already not the most fun experience.

Start early. Give yourself options.

Be careful at mortgage renewal.

If you want to add a HELOC or roll some debt into your mortgage โ€” your bank will tell you what's easiest for them. Not what's best for you.

What they won't tell you is that going their route could cost you a better rate. When you bought your home with less than 20% down you paid for insured mortgage pricing. That gives you access to the best rates in the market at renewal.

Go through your bank to add that HELOC and you lose it. Once it's gone โ€” it's gone.

There's a way to keep it and make sure you always get the best rates at renewal. Most people have no idea it exists. It's all in how you structure things.
