The same $1,000,000 home could come with a $200,000 difference in upfront costs—depending on where you buy. 😳
In specified areas of BC, foreign-national buyers may face a 20% Additional Property Transfer Tax. Alberta currently does not impose the same provincial foreign-buyer tax, although registration fees and other closing costs still apply. Work Permit status alone does not automatically determine whether the tax applies or whether an exemption is available.
Buying a home is not only about the listing price—the hidden costs matter too.
Which would you choose?
