Looking at houses is step 6 of buying a home, not step 1. That's why so many first home buyers feel busy but stuck.

There are 14 steps to buying a property. Everyone jumps straight to inspections because that's the fun part, but five steps come before it. Working out what you can actually afford, saving your deposit, researching suburbs, getting pre-approval, and lining up a conveyancer. And after inspections there are still eight to go: offer, contract, building and pest, formal approval, unconditional approval, insurance, final inspection and settlement.

Most people get stuck on step 1 or step 2 and the whole process stalls there without them realising why.

1.2 million Australians are about to have their bank changed for them, and they can't opt out.

Suncorp Bank has started writing to customers about moving to ANZ. Every account, card and home loan shifts across to ANZ systems by June 2027, and the Suncorp Bank brand retires. You don't get to pick your migration date, delay it, or say no. Some products may also come across on different terms once they're matched to an ANZ equivalent.

Nothing changes today and nobody needs to refinance this week. But if your Suncorp home loan was priced three years ago, it probably isn't competitive now, and a forced migration is the perfect excuse to actually check. HSBC is winding down its Australian retail bank at the same time, so a lot of borrowers are in the same boat.

Watch for scams too. Neither bank will text you asking for passwords or telling you to move money to a safe account.

I lost a client recently because I got them the cheapest rate on the market.
The lender advertised 8 business days to assess. It went to 14, then 18, then 22. My client had no property yet, so on paper there was no rush, but every week the queue moved further away and every week it looked more like I was stalling. They went to a lender that came back in 5 business days at a higher rate and took it. Honestly, I understand why.
Here is the part nobody explains when you compare home loan rates. Lender turnaround times are a real cost, and the cheapest lenders are often the slowest, because low rates bring volume and volume builds a queue. Cheap, fast, best. You get 2 of them, and you decide which one you give up before a seller decides for you.
Before you pick a lender on rate alone, ask what their current assessment turnaround is.

Stretching your loan to 40 years can increase your borrowing power, but it comes at a cost most people don't think through.

A longer loan term means lower monthly repayments, and lower repayments means the bank calculates that you can service a bigger loan. That's how a 40 year term lifts your borrowing capacity. The trade-off is that you're paying interest for an extra 10 years, and over the life of the loan that adds up to a lot more than you'd expect.

This isn't available to everyone. Eligibility criteria apply, not every lender offers 40 year terms, and it depends on your age, income and circumstances. DM me if you want to find out whether you'd qualify and whether it actually makes sense for your situation.

Prices are falling and homes just got harder to buy. Both things are true.

A household on the median income of $125,000 can now afford 12 per cent of homes sold across the country. That is the lowest it has ever been. Repayments are eating 35.5 per cent of average household income, worse than the GFC and the worst since 1989.

Here is the part nobody says out loud. A price drop does not help you if your borrowing power drops faster. Three rate rises between February and May did exactly that. Victoria is actually the most affordable state right now at 16 per cent, South Australia the worst at 7 per cent.

Your mate got a lower interest rate than you at the same bank. Here's why neither of you is wrong.

Eight things decide your home loan rate, and the bank's name isn't one of them. Your LVR, your employment type, whether you're owner occupied or investing, principal and interest versus interest only, fixed versus variable, your overall financial position including credit history, savings and liabilities, and your loan amount. That last one catches people out. Some lenders offer bigger rate discounts on larger loans, so two people at the same bank with different loan sizes can land on completely different rates.

Your friend could be different from you on three or four of those factors, which means you're not comparing rates at all. You're comparing two different loans that happen to have a number attached. Worth knowing too: the bank advertising the cheapest rate isn't always the bank that will lend to your circumstances.

Before you walk into a single inspection, answer this one question. Which of the three matters most to you?

Every buyer wants the best suburb, the most space, and a brand new home. But those three things are pulling against each other. The suburb eats the size. The size eats the age. The new build eats the location. Whatever you put first, the other two pay for it.

That is the Property Triangle. Three corners. Suburb, size, since. Put them in order before you leave the house. Suburb first means the best street you can afford, but smaller and older. Size first means more room, but further out and older. Since first means brand new, but smaller and further out.

One decision made before you inspect changes everything about how you look at a property. You stop wasting time on houses that were never going to work.

There's $21 billion in lost super sitting with the ATO right now, and the average unclaimed amount is around $41,000.

Super goes missing when you change jobs, move house or switch your phone number, and your old fund can't reach you. After a while it gets handed to the ATO to hold. As at 30 June 2026 around 4 million Australians held two or more super accounts, which often means paying two sets of fees and two lots of insurance premiums out of your retirement savings.

Finding your lost super takes about five minutes. Log into myGov, link it to the ATO, and go to Super. You'll see every account in your name plus anything the ATO is holding for you. Last year the ATO returned more than $1.1 billion to people this way.
