'How long does the home loan process actually take?' 🕐 It's one of the most common questions we get, and the answer is: it depends. But here's a general timeline to give you an idea:

📝 Pre-approval: Usually 1–3 business days once your documents are in order
🏠 Finding a property and signing a contract: Varies — this is entirely up to you!
📄 Formal approval (after contract signed): Typically 1–2 weeks, depending on the lender and complexity of your situation. This gives enough time to complete a property valuation, provide updated documents and perform any final checks.
🔑 Settlement: Usually 30–90 days after contract exchange, as agreed in your contract of sale.

All up, most straightforward purchase applications take around 2–4 weeks from application to formal approval, but things like lender processing times, loan complexity, and how quickly you find a property can speed this up or slow it down.

'You can’t renovate the neighbourhood.

One of the quickest ways I get a feel for a community has nothing to do with granite countertops or paint colours. I simply look around.

An open garage door often tells a story. People are working on projects. Kids are riding bikes. Neighbours are talking. It usually means people feel comfortable being outside and invested in where they live.

Of course, it’s not a perfect rule. Some amazing neighbourhoods keep every garage closed, and some rough ones leave them open all day. The point isn’t the garage doors themselves …

It’s learning to pay attention to the neighbourhood, not just the house.

Here are a few things I always recommend buyers check before writing an offer:

1. Drive the neighbourhood at different times of day. A quiet Sunday afternoon can feel completely different than a weekday evening.

2. Watch the commute during rush hour. A 15-minute drive at noon might become 40 minutes at 5pm.

3. Get out and walk. See how close you are to the grocery store, parks, schools, and the places you’ll actually use every week.

4. Listen. Traffic, barking dogs, trains, nearby businesses, and road noise usually don’t show up in listing photos.

5. Look at the neighbouring homes. Pride of ownership around you often matters just as much as the condition of the house you’re buying.

The house is only part of the investment.
The lifestyle around it is what you’ll experience every single day.
