The builder conversations have officially started. 🔨🏡

And one thing I’m quickly being reminded of is that price is only one part of the decision.

Of course we’re looking at the quote — but I’m also asking about timelines, inclusions, exclusions, variations, communication, availability and what they think we may have completely forgotten to budget for. 😅

Because a cheaper quote at the beginning doesn’t necessarily mean a cheaper build at the end.

For us, this stage is about understanding the whole cost, choosing someone we trust and making sure the renovation still works within the bigger financial plan.

And because I’m a broker, naturally the finance side is never far from my mind 😂

LMI gets a bad reputation… but sometimes it can actually make sense 🏡

Lenders Mortgage Insurance is one of those costs buyers often hear about and immediately think:

“I need to avoid that.”

And sometimes, yes — avoiding LMI is the better option.

But not always.

If saving a larger deposit means waiting another 2–3 years, the property you want may increase in value during that time — potentially by more than the LMI would have cost you.

That’s why I don’t think LMI should automatically be viewed as a “bad” cost.

Sometimes it can be the difference between waiting to buy and getting into the market sooner.

The important part is to run the numbers both ways and look at the bigger picture:

• What would the LMI cost?
• How long would it take to save the extra deposit?
• How much more would we pay in rent?
• What could property prices do in that time?
• And most importantly — what feels comfortable for you financially?

There’s no one-size-fits-all answer.
