Step 1: Before you make an offer, find the last 3 sales in the same street or the next one over. Use sales from the last 6 months.

Step 2: Match them to your house. Same bedrooms, similar land, similar condition.

Step 3: Write down the highest and the lowest of the three.

Step 4: If your offer sits above the highest, stop. That's the price a valuer will struggle to back.

Step 5: Ask your broker if the lender will value the property before you sign.

Step 6: If you're buying at auction, do all of this before the day. There's no cooling off once the hammer falls.

Ok, here's how this works.

Old model = agree a price, then hope the bank agrees too.

New model = check what the bank will back, then set your price.

When a valuation comes in short, the gap comes out of your savings, not the bank's. After 23 years of broking, that's a call I'd rather you never get.

For 23 years I've watched buyers sit down with me holding a number from a bank's website.

Bank calculator = the most it might lend you, on a good day.

Broker number = what you can borrow and still sleep at night if rates rise 1%.

Those are rarely the same figure. The gap between them is where people stretch too far.

So I built the broker version into the Hunterwood Property Edge, for $17:

- Your Real Borrowing Number, worked out the way I'd do it across the desk
- A written Suburb Verdict for any of Australia's 15,500 suburbs
- A Strategy Pathway: one move for Week 1, one by day 14, one by day 30

Know your real number before you fall for a house.

Step 1: Pick the suburb you keep coming back to. Just one.

Step 2: Find its days on market figure. Most listing sites show it on the suburb profile page.

Step 3: Write it down next to the same figure from 12 months ago.

Step 4: If homes are selling faster than last year, buyers are competing. Expect to pay close to asking, or more.

Step 5: If homes are sitting longer, the seller is the one under pressure. That's room to negotiate.

Step 6: Count how many homes are for sale right now against a year ago. Fast sales plus fewer listings is the pair I watch hardest.

Ok, here's how this works.

Old model = guess the market from how busy the open home felt.

New model = read how fast homes sell and how many are left.

I've been reading those two numbers for clients for 23 years. They tell you who has the upper hand before you make an offer.

Picture the day you sell this one. Years from now, contract on the table, a number at the bottom of it.

Most of that number was set the week you chose the suburb. Not by the renovation. Not by the agent you went with. By what the suburb quietly did while you held on and paid it off.

Both versions of that day have happened in front of me over 23 years. One seller banks the decade and still has room to borrow again. The other reads the number and finally understands what the earliest choice cost them.

The Hunterwood Property Edge costs $17 and it belongs at the start of that decade, not the end of it:

- A Suburb Verdict in writing, buy, hold or avoid, on whichever of the 15,500 suburbs you name
- What that suburb has really done over a decade, put into plain English
- A Real Borrowing Range, so you never stretch into a place you then have to defend
- Three dated moves to start on, instead of a shortlist to brood over

The day you sell is a long way off. The decision that sets it is not.

Step 1: Find the build year on the listing, or ask the agent for it in writing. If nobody there knows, the council does.

Step 2: Write that year down beside the asking price. Those two numbers travel together from here on.

Step 3: Note what is original and what has been replaced. Kitchen, bathroom, carpet, hot water, air conditioning.

Step 4: Ask whether a quantity surveyor's depreciation schedule is worth ordering on a place that age. On some properties it pays for itself in the first year. On others it is money you should not spend.

Step 5: Ask your accountant what is claimable on a second hand property of that age.

Step 6: Price the repairs that age brings. A roof, a rewire, a run of plumbing. Real money, and not money you see again that year.

Step 7: Now rank the two properties on your shortlist on this basis alone, and see whether the cheaper one is still the cheaper one.

Here's how this works.

Old model: you ask the tax question after settlement, when the answer cannot change anything.

New model: you ask it before the offer, while the answer can still change which property you buy.

In 23 years the tax conversation has almost always reached me in the wrong month. July is far too late to change which house you bought.

Step 1: Open the Moneysmart mortgage calculator. It is run by ASIC, it is free, and it is not trying to sell you a loan.

Step 2: Put in your real loan balance, your real rate, and the years you have left to run.

Step 3: Add an extra repayment. Start with what one takeaway night a week costs you, not a number you will quietly give up on in March.

Step 4: Write down the two things it hands back. The years it takes off the loan, and the interest you never pay at all.

Step 5: Run it again with that extra repayment doubled, so you can see the shape of the curve instead of guessing at it.

Step 6: Check whether your loan has an offset account, and whether your savings are sitting in it or merely beside it.

Step 7: Finish on the only question that decides anything. Not how fast the loan disappears. How soon the equity and the borrowing room are enough for the next property.

Here's how this works.

Old model: you save the second deposit out of your pay packet.

New model: you build it inside the loan you are already paying every month.

Paying your own home off in 6 to 9 years is one of the 16 modules I teach. In 23 years I have not watched a single portfolio get built without that part happening first.

Back when Sky News rang me about the property market, the same question came at me every single time. Where should I buy?

There is no honest answer to that in 90 seconds. Not because it is a hard question. Because the right answer changes with who is asking. A first home buyer, an investor, somebody renting in Sydney and buying somewhere else, somebody doing it inside a super fund. Seven different people, seven different first moves.

So I built the thing that asks you back before it answers.

The Hunterwood Property Edge costs $17. Four things, all of them while you can still change your mind:

- Sorts you onto one of seven buyer pathways, so the answer is aimed at your situation
- Returns a Suburb Verdict in writing, buy, hold or avoid, on whichever of the 15,500 suburbs you type in
- Tells you the price bracket your borrowing genuinely sits in
- Finishes on three dated moves rather than a reading list

It is a diagnostic, not advice. It is also the answer I could never fit into a television segment.

Step 1: Request your credit report from one of the reporting bodies. You are entitled to a free copy in Australia and it takes a few minutes.

Step 2: Read the enquiries section first. Every loan, card and buy now pay later application you have ever made is sitting in there.

Step 3: Count the enquiries from the last 12 months. A long list reads like somebody who keeps getting knocked back, even if you were only shopping.

Step 4: Check that every account listed is yours and is actually still open. An old card you never use still counts against what you can borrow.

Step 5: Look at the repayment history markers. One late payment two years ago is not a pattern. A lender treats an unexplained one as though it were.

Step 6: Dispute anything wrong, in writing, now. Corrections take weeks, and weeks is exactly what you will not have when the right property turns up.

Step 7: Close what you do not use, then wait before you apply. Lenders count the limit on a card, not the balance.

Here's how this works.

Old model: you apply, you get declined, and then you find out why.

New model: you read what the lender reads, fix it, and apply once.

23 years of broking and the file is still the cheapest part of a deal to fix. It is also the part nobody looks at until a lender has already said no.

Step 1: Open your state's planning portal and type in the street of the property you are circling. Every state publishes one and it costs nothing to search.

Step 2: Turn on the flood layer. You are looking for whether the land sits inside a mapped flood planning area, not whether it got wet last summer.

Step 3: Turn on the bushfire prone land layer and do the same thing.

Step 4: Put the result into one plain sentence you could say out loud. Inside a mapped area. On the edge of one. Clear of both.

Step 5: Ring an insurer and ask what they would charge to cover that address. Get that answer while you can still walk away, well ahead of the building report.

Step 6: Multiply that premium out across the years you plan to own it. That is the real figure, not the first one.

Step 7: Ask who buys it off you later. The next buyer opens the same two maps and gets the same quote.

Here's how this works.

Old model: a suburb is worth whatever the listings in it are asking.

New model: it is worth what an insurer will cover, and what the next buyer pays once they know the same thing.

Flood and bushfire sit among the risk signals built into a Suburb Verdict. After 23 years, these are the two checks I would never let a buyer skip, because they are free and they are final.

Picture the day you sit down to ask for your second home loan.

Somebody at a bank is reading the first one. The suburb you picked. The rent it brings in. How much room you left yourself. That meeting is already being decided by what you do this month.

I have sat on the broker side of that desk for 23 years. The buyers who get a quick yes are not luckier than you. They bought the first property as though the lender for the second one was already in the room.

That is what I put into The Hunterwood Property Edge for $17:

- A Suburb Verdict in writing, buy, hold or avoid, on whichever of Australia's 15,500 suburbs you name
- A Real Borrowing Range that still holds if the rate climbs 1%, instead of a bank homepage number
- A Strategy Pathway set out as three dated steps, one this week, one inside a fortnight, one inside a month

Run it the week before you sign, not the year after.
