𝐂𝐨𝐮𝐥𝐝 𝐰𝐞 𝐛𝐞 𝐚𝐛𝐨𝐮𝐭 𝐭𝐨 𝐬𝐞𝐞 𝐚 𝐬𝐡𝐢𝐟𝐭 𝐛𝐚𝐜𝐤 𝐭𝐨𝐰𝐚𝐫𝐝𝐬 𝐧𝐞𝐰 𝐜𝐨𝐧𝐬𝐭𝐫𝐮𝐜𝐭𝐢𝐨𝐧?

Australia needs more housing supply. Buying an established property changes ownership and building a new property actually adds another home.

With the Government targeting 1.2 million new homes by 2029, it makes sense that policy would try to encourage more capital towards new construction.
But there are a few moving pieces.

Changes being applied around negative gearing and CGT could influence where investors put their money.
At the same time, construction costs, builder risk, valuations and lender policies can still make new builds more complicated than buying established.

From the finance side, I’m already seeing how differently lenders can assess the same construction project.

So I’m interested to see where this goes.

Will investors shift more towards house & land, townhouses and apartments?

Will lenders adjust their appetite if government policy increasingly favours new supply?

And ultimately, will these changes actually increase housing supply, or simply reshape the investment market?

𝗖𝗼𝘂𝗹𝗱 𝗮𝗻𝗼𝘁𝗵𝗲𝗿 𝗿𝗮𝘁𝗲 𝗵𝗶𝗸𝗲 𝗯𝗲 𝗰𝗼𝗺𝗶𝗻𝗴 𝘀𝗼𝗼𝗻𝗲𝗿 𝘁𝗵𝗮𝗻 𝗲𝘅𝗽𝗲𝗰𝘁𝗲𝗱?

Australia’s major banks are starting to show where they think interest rates could be heading next, and NAB is expecting the first move.

🔴 NAB: 25bp hike in September 2026 to 4.60%, with the risk of another hike in November.

🔵 ANZ: 25bp hike in November 2026 to 4.60%.

🟡 CommBank: Also expects a 25bp hike in November 2026 to 4.60%.

🟣 Westpac: Taking a different view further out, forecasting two 25bp cuts in August and December 2027, potentially bringing the cash rate down to 3.85%.

Of course, these are forecasts, not guarantees. But they’re a useful reminder that the interest rate environment can change quickly.

A common misconception I come across as a mortgage broker is that buying later in life automatically means a shorter loan term.

That’s not always the case.

For mature-age borrowers, it’s about understanding the customer’s needs, keeping Best Interests Duty front of mind, and developing a realistic exit strategy.

If someone intends to keep working, we can calculate the expected loan balance at retirement and assess whether strategies such as downsizing could comfortably clear the remaining debt while leaving sufficient equity for future housing needs.

A longer loan term can make a significant difference to repayments and borrowing capacity, but it must be appropriate for the customer’s circumstances and future plans.

Every lender approaches this differently. Age alone doesn’t necessarily close the door. The right structure and a well-considered strategy can make all the difference.

Melbourne’s Greenfield House & Land Market: Opportunity for Buyers? 🏡

There’s plenty of noise around Melbourne property right now, but the greenfield house & land market is showing some interesting conditions, particularly for first home buyers.

Recent data points to slower land sales across Melbourne’s major greenfield corridors, including the West, North and South-East. While land prices have remained relatively resilient, softer sales activity means developers are competing harder for buyers.

And we’re seeing this on the ground.

More land agents and developers are offering land rebates, discounted lot prices and other incentives, while builders are competing through package pricing, upgrades and inclusions.

For buyers, that can mean:

More choice. Less pressure. More negotiating power.

The Australian Government 5% Deposit Scheme can also help eligible first home buyers enter the market with a minimum 5% deposit without LMI, subject to eligibility and lending criteria.

But a rebate doesn’t automatically make a property a good deal.

The land + construction + upgrades + associated costs still need to stack up against the likely completed value. Borrowing capacity, valuation risk and future affordability should all be considered before committing.

My view on Melbourne’s current greenfield market is simple:

Don’t rush because of FOMO, but don’t automatically wait for a major price drop either.

For financially ready buyers, softer conditions can provide something valuable: choice, negotiating power and time to make the right decision.

Sometimes the opportunity isn’t about perfectly timing the bottom of the market.

It’s being finance-ready when you have more negotiating power than the seller.
