Inflation is not caused by the normal folk mate.

First time back at the gym in weeks. The last month has been heavy: too many changes, too much uncertainty, too much trying to absorb stress instead of releasing it.

But we adapt. We always do.

Here’s my honest take on what’s changed, what it means, and why the people who lean into it will come out ahead.

Buying solo and buying as a couple can lead to two very different outcomes.

💰 $100k income + $60k deposit = around $540k borrowing capacity

💰 $100k income + partner on $80k = around $920k borrowing capacity

The difference isn’t just the property you can buy today.

It’s the suburbs you can consider, the options available to you, and the long term strategy you can build.

Everyone’s situation is different, which is why generic advice rarely works.

🙌 If you’d like to find out your borrowing capacity and what your next move should be, book a free consultation through the link in my bio.

Social media can make it feel like everyone owns 10 investment properties.

The reality?

Most people don’t.

Most people buy one property. Some buy two. A smaller number build larger portfolios.

There is no magic number that determines success.

The goal isn’t to own the most properties.

The goal is to create a life that gives you freedom, security, and peace of mind.

Whether your goal is one property or twenty, make sure it’s your goal, not someone else’s.

The biggest mistake first home buyers make?

Trying to use their parents’ playbook in a completely different market.

A lot of the advice older generations give comes from a time when property prices, wages, and affordability looked very different. The reality is that today’s buyers often need different strategies, different expectations, and a different path into the market.

That doesn’t mean home ownership is impossible.

It means you need a plan that works for today’s market, not the market from 30 years ago.

The sooner you understand your borrowing capacity and what options are actually available to you, the sooner you can start making progress.

🙌 Book a free consultation through the link in my bio and let’s map out a strategy that fits your situation before the goalposts move again.

A 20% deposit isn’t the only path to home ownership.

✅ 20% deposit = No LMI

✅ Some professions can avoid LMI with 10%

✅ Home Guarantee Scheme may allow 5%

✅ Guarantor loans can potentially help buyers with little or no deposit

The right strategy depends on your goals, income, savings, and eligibility.

If you’re not sure where you stand, book a free consultation through the link in my bio and let’s map out your next steps.

The fact is most people will retire without enough wealth.

Growing your money or wealth is not about having a ch*****ne and caviar lifestyle.

It's about having enough to live in retirement without external help.

For singles it's $595,000 and for couples its $690,000.

That's assuming you even paid off your home.

Growing your superannuation helps, but it's unlikely it'll be enough.

There's only one other way we know, that is to grow your wealth.

And that's through investing.

You can't save your way to the above targets, you have to learn how to turn $1 into $2.

Where are you now?

And how do you intend to get to those figures above.

Talk with us to work out how we can bridge your gap.

Having credit cards reduces your borrowing capacity.

Lenders calculate a minimum monthly repayment of 3.8% for every $1000 limit.

To reduce your borrowing capacity by $450,000, this lady must have had a very high credit card limit!

Essentially, the higher the limit, the less you can borrow.

Are you having borrowing capacity issues?

Let’s see what we can do for you.
