Australia has 10.8 million private homes, according to ABS statistics, giving buyers plenty of choice.⁣

Houses (unsurprisingly) make up 70% of residences. 🏡⁣

And while just 16% of homes are an apartment, almost 40% of online ‘buy’ searches last year involved apartments - so they're piquing more and more interest, according to Proptrack.⁣

Townhouses are certainly popular too, making up 13% of homes.⁣

Buying a home often brings a raft of upfront costs, and it can be tempting to cut back where possible.⁣

But a pre-purchase pest and building inspection is one expense you probably don’t want to sidestep. 😅⁣

As a guide, HiPages says a building inspection fee can range from about $200-$300 for a smaller property, $400-$500 for an average-sized house, and $700-$1000 for a larger sized property in a metro area.⁣

Add in a pest inspection and you could be looking at around $100-$150 extra.⁣

If so, great news! The $20,000 instant asset write-off is in the process of being extended until 30 June 2025.*⁣

This means a small business could immediately deduct the full cost of eligible assets valued under $20,000 when they start using them for business purposes between now and 30 June 2025.⁣

Better yet, the $20,000 threshold applies on a per asset basis, so small businesses can instantly write off multiple assets. 👍⁣

Lawn mowers, coffee machines, IT hardware, office and shop furniture, air conditioners, and forklifts are just some examples of assets you could purchase for your business.⁣

Plenty of small businesses are taking advantage of the deadline extension. Several of Australia’s biggest banks report increases of up to 15% for lending for new equipment.⁣

That means tapping into initiatives like the First Home Guarantee, which requires just a 5% deposit and no lenders mortgage insurance.⁣
