The difference comes down to what you actually own. 🏡

With strata title, you own your individual apartment and share ownership of common areas, such as the foyer, gardens and lifts.

With company title, a company owns the building. You buy shares in that company, which give you the right to occupy a particular apartment.

Both involve ongoing costs for maintaining the building, but the rules and ownership arrangements differ.

Before buying, have your solicitor or conveyancer review the documents and speak with your broker about finance for the property.
