A home loan pre-approval means a lender has agreed, in principle, to lend you a certain amount based on the information provided at the time.

For many buyers, it can be a helpful starting point before seriously house hunting.

It may help you:
• understand your budget
• narrow your property search
• prepare for auctions or offers
• understand what may be possible financially

But it’s important to understand that pre-approval is not a guarantee of final approval.

The lender will still assess the property, valuation and your financial position again before unconditional approval is provided.

Changes to income, debts, spending or lending policy may also affect the outcome.

Not all lenders offer fully assessed pre-approvals, so understanding the difference can be important.
