This door wouldn’t open properly…
At first glance, it looked like a simple alignment issue.

But when I stepped outside to investigate further, I found a massive structural crack through the wall. 😳

The real issue?
The foundations had significantly sunk, causing movement throughout the property.

This is why every small defect deserves a closer look.
Doors sticking, cracks appearing, uneven floors — they can all be signs of much bigger structural problems hiding underneath.

A cosmetic fix won’t solve a foundation issue.

It’s not just about what a property looks like on inspection day… it’s about understanding *why* something is happening.

There is still value in the market if you’re willing to look hard enough and see beyond cosmetic work. But… beware of the scary ones.

Most properties we inspected were older homes, but very clean, well maintained, and either move-in ready or immediately rentable.

One standout gem on a 600sqm block had huge potential — a fantastic first home or future investment opportunity. Clean, rentable, and ready to go.

On the flip side, one property had:
⚠️ A bulging roof
⚠️ Major wall cracking
⚠️ Black mould in the kitchen
Not all opportunities are good opportunities.
