Fixed price contracts still move. What tells you how much is the percentage sitting in PC and PS items.

Those are the things the builder couldn't price when they quoted you, because they didn't have the information yet. Every one of them is a number you find out later, at whatever it costs then.

Under 10 percent and you're in reasonable territory, and that's on a project with real unknowns in it. We've seen 30 and 40 percent, which means most of the contract is an estimate wearing a fixed price label.

The builder is the ones who know exactly what your house costs to build.

Building contracts are written in stages. Slab, frame, enclosed. The builder completes that stage, then they qualify for payment. Straightforward enough on paper.

One of the things we do is validate every bill against what has actually been completed on site, so you're never in a position where you've paid the builder more than the work that's standing there.

When a large builder collapsed a few years back, plenty of people were sitting on a half built house worth less than what they'd already handed over. To finish, they had to go back to the bank or find other sources to borrow more.

The contract stages are the protection. It's always worth on checking them.

Starts now, not next year, if you want to be in your dream home by Christmas 2027.

Construction on its own is 10 to 12 months. In front of that sits the planning stage and selecting the builder. Even with professional help it's faster, but it's still that long.

People generally underestimate how long building actually takes. Count backwards from the date you want to be in, and you'll see why we say start early.

Two things about a corner block decide your whole build, and the price tag mentions neither.

The setback eats your land. Measure nine metres back from each street edge, and where those lines meet is as far as your house can reach, which can leave you with barely any backyard.

Then there's which way it faces. Get the orientation wrong and the western sun cooks your yard all afternoon while the house sits jammed in the corner. On the wrong corner, no clever floorplan saves it.

You're hiring a builder to build. So stop judging them on the part that disappears once you sign.

The salesperson you click with isn't on site during your build. The free upgrades and promotions are there to win the job, not to make your home better. None of it survives contact with the actual construction.

Judge the things that follow you into the house instead. Your electrical layout, locked in early. And exactly what your contract includes, because the questions you skip now come back as reworks later.

By the time this client called us, they were ready to sell the block and walk away from the whole dream.

Deposit paid. Colours chosen. They'd even done some of the retaining themselves. Then the build stalled, and months went by with nothing moving. That's the part nobody warns you about, the cost of being stuck.

We didn't rush them back in. We went back to the basics of what they actually wanted, then weighed staying put against starting fresh with a new builder. Fresh won, comfortably, on value and on service. Sometimes restarting is the rescue.

After 100 homes, the budget never blows out for mysterious reasons. It's almost always one of three.

The slope, when the house was never designed around it. Variations, because you asked for things mid-build that should've been locked in early. Or the wrong builder for the job, a custom builder on a simple home, a volume builder on something custom.

All three trace back to the same fix. Decide what you're actually building before anyone breaks ground. Prior planning is the cheapest part of the whole job.

The "logical" way to build on an angled block is the one that quietly inflates every trade quote.

Follow the boundaries, let the house track the angles, and you've just made the roof and the plaster non-standard. Trades price unfamiliar angles higher, because they're slower and fiddlier to do.

Square it up instead. Step the house out and back in, holding 90-degree angles the whole way. It's what everyone's set up to build, so it's cheaper, and you usually end up with more house and an actual backyard.

The two things that hit your budget hardest on a block are both invisible from the footpath.

Where the sewer and stormwater run, because if you're building over them, that's a real cost. And the soil, because what it takes to make the ground stable goes straight onto your slab price.

What people actually judge a block on?

How flat it looks and how nice the display home is. Neither tells you anything. Flat to the eye can hide real slope once you pull the contours, and the display home is the best case, not yours.
