Designing a multi-generational home means thinking carefully about privacy, accessibility and how each family member will use the space.

For this Sunnybank knockdown rebuild, a ground-floor bedroom has been designed with direct access to a full bathroom. A cavity slider allows the space to function as a private ensuite for grandparents when needed, while still providing flexibility for the rest of the home.

It’s a practical design choice that helps the home support the family both now and into the future.

Small site constraints can create major flow-on effects during a build.

On these 10-metre-wide blocks, the location of the council drains affects how close the garages can sit to the boundary and to each other, which means the design has to be adjusted to stay compliant.

In this case, if the drain had been positioned just two metres differently, months of delays could have been avoided.

Keys in hand for Lauren and Jason! 🏡🔑

As some of the first buyers in Kinma Valley, they secured a standout block with one of the best aspects in the development.

They wanted to do the block justice, capturing plenty of natural light and creating a home that suited the way they wanted to live.

Buildi helped turn that vision into a clear brief, match them with the right builder and keep their priorities at the centre of the design. Making the most of the block’s orientation was a key part of bringing it all together.

The difference between two builder quotes often comes down to what’s actually included: fixed versus variable site costs, allowances, promotions, upgrades and whether essentials like fencing, landscaping, driveways and window coverings are already covered.

A lower level of inclusions can mean more costs appearing later, while an all-inclusive quote gives you a clearer picture of what you’re really paying for.

Noise overlays can have a significant impact on construction costs.

If you’re building near a busy road or train line, additional measures may be required to keep internal noise levels within acceptable limits.

The higher the noise impact category, the more those requirements can add to the build, in some cases, an extra $50,000–$60,000 compared with a similar property elsewhere.

A well-designed kitchen is about how the space actually functions.

This layout keeps the island completely clear by moving the main sink to the side, creating more usable bench space through the centre of the kitchen.

The cabinetry then wraps around into a second sink and a large pantry behind, giving the kitchen plenty of storage and workspace without compromising the open feel.

This concept explores what a wildlife eco-retreat for Robert Irwin could look like, using AI as part of the design process.

The home is shaped by natural materials and a strong connection to its surroundings, with timber, stone and open spaces that help it feel at home in the landscape.

Key features include an eco-pool with natural stone, a mudroom with both internal and external access, open-plan kitchen, living and dining flowing to the alfresco, and an upper level with voids, bedrooms, study spaces and a balcony overlooking the pool.

When the vision is clear from the beginning, the process can be managed around that direction while the client stays informed through site checks, videos, photos and documented updates.

For this build, the clients only needed to be there three times: before signing the contract, for colour selections and at handover.

The rest was managed on their behalf.

The real risk with variations is whether they can hold up your build.

Customer-led changes stay in your control. If the cost doesn’t make sense, you can simply choose not to proceed.

Builder-led variations are different because the project may not move forward until that additional cost is agreed to.

That’s why reducing builder-led variations before signing the contract can give you far more certainty throughout the build.
