Most people choose a house from a display and try to make it fit the land.

With this home, we did the opposite. We started with a blank canvas and designed the house around the block.

That allowed us to raise the home at the front, follow the natural fall of the land, and create the traditional deck the owners really wanted.

See the gap between the wall and ceiling? That’s called a shadow line.

It’s designed that way - creating a clean architectural detail and allowing features like LED strip lighting to run through the space.

The key is planning it early in the design phase. Retrofitting later often means compromises in the finish.

Flood-affected land doesn’t mean you can’t build a great home.

With the right engineering and planning, you can design a house that stays compliant and within budget.

The key is understanding two things:
• Rising flood water
• Overland flow across the site

Engineers calculate the required floor height so the home sits safely above flood levels - sometimes raising the house around a metre or more.

This is the advantage of a custom home.

Built from a blank sheet of paper - designed exactly around the way the family wants to live.

And in this case, we were able to deliver it at a price comparable to a plan build.

One of the standout features? A custom entry void that creates space, light, and a real wow factor as soon as you walk in.

Why would someone buy a tricky block?

Because this buyer paid half the price of comparable land in the same suburb.

Yes, tricky sites come with challenges - but with the right strategy, they can unlock incredible value and unique homes you simply can’t get in standard developments.

The goal for this home wasn’t just the house - it was the outdoor space.

Peace, greenery, and room to enjoy the surroundings were the priority.

Once we understood that clearly, it was easy to brief the builders and deliver a home that matched the vision from day one.

Right now, the hardest part of building isn’t the house - it’s finding the land and the right builder.

The market is incredibly competitive, and many people get stuck between securing a block and finding a builder who can actually build on it.

If the process feels overwhelming, it’s worth speaking to someone who understands the industry and can guide you through your options.

There are really only two times renovations make sense:

1️⃣ You have a deep emotional connection to the home
2️⃣ The property has a heritage overlay and can’t be demolished

Outside of that, renovations rarely stack up financially.

Renovations: $3,800–$5,000 per m²
New build: ~$2,500 per m²

Sometimes rebuilding simply gives you a better home for less.

You don’t need to be an expert to assess a builder. Just look for these signs:

1️⃣ Clarity – Can they clearly explain what’s included, excluded, and why?
2️⃣ Communication – How they communicate early is usually how they’ll communicate for the next 12–18 months.
3️⃣ Market Fit – Plan builders = less flexibility. High-end custom = more flexibility but higher cost.

The right builder sits in the middle ground that fits your goals and budget.

New homes now need to meet 7-star energy ratings.

That means once your plans are finalised, an energy consultant reviews them and may require changes to meet the new standards.

There are also new accessibility rules - every home must now have a ground-floor bathroom with enough space for wheelchair access.

Building standards are changing fast. Make sure your plans keep up.
