One thing you might come across when getting a home loan is a rate lock fee and a lot of people have no idea what it actually means.

A rate lock lets you secure an interest rate for a set period of time while your loan is being finalised.

So if rates go up during that time, you’re protected.

And if rates go down… most banks will allow you to adopt the lower rate at settlement.

For some people, it’s worth it for peace of mind.

I love a day chatting with my clients and getting their loans over the line 🥹

But just when you’re soaking it all in… the bank calls 📞

And this is exactly why I do what I do.

Because if that call has to happen, it should come to me, not to you while you’re juggling work, cleaning the house, and looking after the kids.

The last thing you need is a bank calling to question your loan.

That’s my job.

You’ve gone under contract… exciting right?! 🥂

But here’s something a lot of people don’t realise 👇

Just because you’re under contract doesn’t mean your loan is 100% locked in yet. Your lender can still reassess your finances before settlement and yes, that includes any new spending.

Big purchases like:
🚗 A new car
💳 Buy now, pay later (Afterpay, Zip etc)
🛋️ Furniture on finance
💸 Large credit card spends

…can actually reduce your borrowing capacity or raise red flags.

Worst case? It could delay your approval or even put your loan at risk 😬

Play it safe:
If you’re unsure, check with your broker before buying anything big.

No question is silly and its better to ask, it’ll save you a whole lot of stress later.
