Property risk isn’t always in the property itself. We’ve outlined five areas worth checking for investors.

As private credit plays a larger role in property and development finance, investors need to understand more than the asset they’re buying.

It’s also worth knowing who sits behind the transaction and where the risk ultimately sits.

Who is funding the deal?

What happens to your deposit if an off-the-plan development doesn’t complete?

Is there pressure within the lending or broking channel?

And importantly, could your portfolio still comfortably service its debt if borrowing costs remain higher for longer?

None of these questions automatically means there’s a problem.

But for investors with existing portfolios - particularly those considering their next purchase - they’re increasingly important questions to ask before committing more capital.

So to be recognised here, by our own industry, for both the work we do for investors and the way we’re continuing to evolve how that work is done, is something we’re genuinely proud of as a company.

The Buyer’s Agency of the Year nomination means a great deal because it reflects the work of multiple teams coming together every day to help our clients make more informed, PhD-led property decisions.
To also be recognised for Industry Innovation is particularly special.

As a company, we’ve invested heavily in building a better way to bring PhD-led research, long-term portfolio strategy, comprehensive proprietary advice and property selection together.

For months, the data has pointed to a market moving at different speeds rather than one broad correction.

Now, some of the latest numbers are challenging that view.

National rental vacancies remain tight, while Queensland house sales fell sharply in the June quarter. The important point for investors isn’t that one number is good and another is bad. It’s that where you own is becoming increasingly important.

For existing property investors, broad state-level performance may only tell part of the story.

What’s happening in your specific market?
How is your asset performing?
