👀 How to Spot One

The Ashgrovian is one of Brisbane's few truly local architectural styles and is considered an evolution of the Queenslander during the Interwar period.

While still elevated and built from timber, Ashgrovians are distinguished by their large front-facing gable roof, decorative timber batten skirts, enclosed sleepouts and symmetrical front façade. Most feature a central staircase leading directly to the front verandah, with additional smaller gables over sleepouts or side verandahs.

Larger internal living spaces reflected changing family lifestyles while still embracing Queensland's climate.

Brisbane Auctions Results for week ending Saturday 29th of August.

A large number of properties are stilling passing in at auction and this maybe due to vendor's expectations not being in line with the current market conditions or buyers appetites. The same time last year the clearance rate was 51%.

The majority of sold properties are continuing to transact as private treaty.

Federation homes emerged around the time Australia became a federation in 1901. Inspired by Queen Anne and Edwardian architecture from the United Kingdom, they were adapted to better suit Australia’s climate and lifestyle.
Federation properties are similar to a Queenslander but with stained glass windows, timber archways in hallways, decorative timber verandahs and ornate fretwork, tall gables and prominent chimneys.

These homes have become highly sought after thanks to their timeless character and solid construction.

📣 Queensland Weekly Auction Results

Queensland’s latest auction results show a market where buyers still need to be proactive, particularly if they have their eye on a property scheduled to go to auction.

There were 154 auctions scheduled across Brisbane and it appears that vendor expectations aren't in line with the market at the moment with 77 of the reported 121 auctions passing in.

Total stock on market increased in July (Source SQM) and this is largely attributed to property taking longer to sell as opposed to an increase in new listings.

Private Sales (or Treaty) continues to out number auctions across the state. Which is typical for the Queensland market.

Brisbane Rental Market Tightening

Brisbane’s rental market continues to tighten, with gross rental yields slowly rising to an average of around 3.3% as rental pressure increases and property values soften.

At the same time, Brisbane’s vacancy rate has fallen to just 0.9%, well below the 2.5–3.5% range traditionally considered a healthy and balanced rental market.

A sub-1% vacancy rate signals an exceptionally tight market. Driven by strong migration and an ongoing shortage of available rental stock.

And there could be more pressure ahead on rental prices.

Recent Federal Government changes may contribute to further rental increases, particularly in tightly held, owner-occupier suburbs where established properties dominate and new builds are limited.

📣Queensland Weekly Auction Results

Queensland’s latest auction results show a market where buyers still need to be proactive, particularly if they have their eye on a property scheduled to go to auction.

There were 263 auctions scheduled across Queensland, with 236 results available. Of those, 53 properties sold at auction, 20 sold prior to auction and a further two sold after auction. A 140 properties passed in.

One of the key takeaways this week is the number of properties that 'sold prior to auction'. Twenty properties found buyers before auction day, meaning almost one in four of the properties that sold did so before reaching the auction itself.

💡Don't wait until auction day

For buyers, this is an important reminder that an advertised auction date does not necessarily mean the property will still be available when you arrive on the day.

If you are genuinely interested in an auction property, make sure you let the selling agent know before the auction. Register your interest, attend the inspections and, if appropriate, let the agent know that you are a serious buyer.

Brisbane in a Minute 🏡

Queensland's auction market had another challenging week, with a preliminary clearance rate of 29% from 269 scheduled auctions. While just 59 properties sold under auction conditions, a much stronger 7860 homes changed hands via private sale. A timely reminder that buyers and sellers are increasingly turning to negotiated outcomes rather than the auction room.
