Quick market update on what I’m seeing at the moment 👀

Different jobs. Different incomes. Different goals.

Same outcome - getting them into property. 🏡

In August alone I helped people from all walks of life.
There’s no “perfect” client profile.

If you’ve got a goal, we’ll build a plan around it.

Today’s game day tip 🏉

One of the biggest myths stopping first home buyers from even starting is thinking they need a full 20% deposit before they can do anything.

The reality is a lot of buyers get into the market with much less, whether that’s through a government scheme, a guarantor, or a combination of both. The 5% Deposit Scheme for example allows eligible buyers to purchase with as little as 5% and no LMI.
The key is understanding what options are available to you based on your income, savings, and situation, not just assuming the 20% figure is the only path in.

Most first home buyers focus on finding the right property, but the mistakes that derail purchases often happen long before anyone starts attending open homes.

Here are the common missteps Queensland first home buyers make before they even start looking and how to avoid them.

August was one to remember.

Turning 30, travelling NZ with the family, ticking a few things off the bucket list and celebrating some new beginnings.

Plenty happening at work too, but this month was definitely about making memories with the fam.

Very grateful for it all 🙌

One bank = one policy.

One way of assessing your income.
One calculator.
One appetite for risk.

If it doesn’t fit their box…you could be missing an opportunity.

That’s why in July alone I used multiple lenders for different scenarios - investment purchases, access to equity, refinancing, restructures, 5% scheme.

Different clients. Different goals. Different lenders.

It’s not about the “best bank”.
It’s about the best fit for you 👊🏡

Buying your first home can feel like a massive goal… but breaking it down weekly makes it feel a lot more achievable.

And if you’re buying as a couple and saving together, these numbers become even more realistic over a 12-month period.

$800 a week = $400 each.
$1,000 a week = $500 each.

It still takes discipline and sacrifice, but having a clear goal and knowing what you’re working towards makes a huge difference.

Work backwards from the goal 🏡

Today’s game day tip 🏉
At some point almost every first home buyer faces the question - do I stretch a bit further for a better property, or do I stick to what I planned?

Sometimes stretching makes sense. If the property is in a genuinely strong location and the extra repayment is manageable without wiping out your buffer, it can be worth considering.

But stretching because you’ve fallen in love with a property and want to make the numbers work is a different thing entirely. Buying at the absolute top of your limit leaves no room for rate rises, unexpected costs, or changes in your income.

The difference between a comfortable stretch and an overcommit isn’t always obvious in the excitement of the moment, which is exactly why it’s worth talking through before you decide. Reach out or book a free call and let’s look at what the numbers actually say.
