I've been asked, "why don't you post rates online?" The reason is because there are so many factors that determines someone's rate that we don't want to mislead anyone by the number they see.

Most companies post rates for 800+ credit scores to draw you in and then try to keep you when they explain why your rate is higher than you expect it to be.

PLUS, the rate isn't the only thing that you should be comparing when choosing your loan officer. Some companies have higher fees that they hope you don't notice.

When rates drop, everyone wants to start shopping for a house at the same time, making it more difficult to get your offer accepted and less likely to get seller-paid perks.
