Mortgage Points Explained

A mortgage point usually costs 1% of your loan amount and can help lower your interest rate.

Simple example:

$300,000 loan = 1 point costs about $3,000

Here’s the tradeoff:

⬆️ More points = lower rate & lower monthly payment
⬇️ Fewer points = higher rate & higher monthly payment

But paying points does not always save money long-term.

If paying $3,000 upfront only saves $75/month, it takes about 40 months to break even.

That’s why it’s important to look at:
✔️ Upfront cost
✔️ Monthly savings
✔️ How long you plan to keep the home

The “lowest rate” is not always the best deal.

I don’t have to be the one to tell you that military life doesn't always look like a 30-year mortgage and the proverbial “white picket fence.”

And that's okay!

But "we're only here for a few years" shouldn't be the sole reason you hand your money to a landlord.
