If you’re buying a home from someone who locked in a low interest rate (like 3-4%), ask if their loan is assumable. Here’s what you need to know:

You take over their existing mortgage (same rate, same terms). Instead of getting a new loan at 6-7%, you assume their 3% loan and save potentially hundreds per month.

Sounds great, right? But here’s the catch:

1️⃣ You need cash for the equity gap. If they owe $300k but the home is worth $500k, you need to come up with $200k (either in cash or a second loan).
2️⃣ Not all loans are assumable. FHA, VA, and USDA loans usually are. Conventional loans? Almost never.

👉 Bottom line:�Assumable loans can save you a fortune in the right situation, but they’re not always simple. Do your research, check the numbers, and talk to us before you assume anything (pun intended).
