“I’d love to move, but I can’t give up my rate.”

Fair. A low rate is worth real money, and the professionals at Planatek Financial will never tell you to toss it lightly.

But it is rarely the whole picture. The storage unit, the extra commute, the room nobody uses the way it should be used. Those cost something too, they just never make it into the comparison.

So put it all on one line: what this house really costs you each month, what the next one would cost, and what it takes to get there. Then ask whether the difference buys back something you would want every single day.

Here is the part actually worth saying out loud: all of that is what the job looks like when it is going well.

Closing feels easy because somebody caught the missing page early, asked about the deposit before underwriting did, and explained escrow twice so it was not a surprise on closing day.

It looks like paperwork and small talk. It is really just preparation happening in public.

Documents are in. The appraisal is scheduled. Everything is on track. Then someone says “oh, I forgot to tell you something” and my whole face does this.

A lot of buyers are still saying the same thing right now:
