Sound familiar? 😂 Don’t worry. Take a breath.

Rates moving doesn’t automatically mean you should put your home buying plans on hold.

Your situation is about more than just “What’s the rate this week?” There are different loan programs, down payment options, strategies for managing your monthly payment, and opportunities that may still make sense depending on your goals.

The biggest mistake you can make? Panic before you know your options.

Before you assume you can’t afford to buy, refinance, or invest, let’s actually run the numbers and see what makes sense for you.

If you have questions, feel free to DM me or set up a call with me at the link in my bio.

Storytime: When a bad appraisal almost derailed a family’s home purchase 🏡

I had a couple who were expecting their first baby, and they found a home they absolutely loved. Everything was moving along… until the appraisal came back lower than expected.

Instead of letting that be the end of the road, we went back to the drawing board with their agents, reworked the deal, and started looking at other options.

We were able to find them another home that worked for their family. The best part? They closed just two weeks after their original closing date. 🙌

Sometimes buying a home doesn’t go exactly according to plan. That’s why having the right people in your corner matters.

The goal isn’t just getting you to the closing table, it’s helping you navigate the bumps along the way. 🔑

Knowing where your monthly mortgage payment is contributing to is super important.

Your payment isn’t just “what you owe each month.” It can include principal, interest, taxes, insurance, and potentially other costs — all of which can make a difference when you’re deciding what home fits comfortably into your budget.

Don’t just ask, “What’s the interest rate?” Ask, “What will my total monthly payment actually look like?”

Understanding the full picture can help you make a more informed decision when buying a home.

Rates change. Your comfort level shouldn’t have to. 🏡

When interest rates move, I don’t believe in simply telling clients, “Here’s the rate, take it or leave it.”

I like to work backwards.

What monthly payment are you actually comfortable with? What does that mean for your purchase price, down payment, and loan options?

The goal isn’t to stretch you to the absolute maximum you can qualify for. It’s to build a plan that makes sense for your budget and your life.

If you’re thinking about buying, let’s start with the number that matters most: what you’re comfortable paying each month.

Thinking about getting into real estate investing?

You don’t have to know exactly where to start.

Talk to a mortgage professional about your options before you start shopping. (You can DM me or set up a call!)

Your first investment property might be closer than you think.

Using a down payment assistance program can help make homeownership more attainable, but it’s important to understand how that assistance could impact you down the line.

One question I get often is: “If I use down payment assistance now, will it prevent me from refinancing in the future?”

The answer depends on the specific program and how the assistance is structured. Some programs need to be repaid when you refinance, while others have different requirements.

That’s why it’s important to look beyond just the upfront savings and understand the full picture of your loan.

If you’re thinking about utilizing a DPA program, let’s talk through your options and make sure you understand how they could affect your future.

Grateful for another incredible month and every client who trusted me along the way!

Five closings in one month. Wow. And behind every one was a completely different story.

Different buyers.
Different budgets.
Different loan programs.
Different challenges to solve.

That’s exactly why having the right mortgage professional matters.

My job isn’t just to find you a rate. It’s to understand your situation, find the right financing strategy, and help get you from “I want to buy a house” to “Here are the keys!”

Thinking about buying? Let’s see what we can do for you. Dm me or schedule a call with me at the link in my bio.

Low-key what I wish wrapping up closings were like 😂

Being self-employed doesn’t automatically disqualify you from getting a mortgage. In fact, many self-employed borrowers successfully purchase homes every year!

What matters is being able to document your income and demonstrate that your business is financially stable. Lenders may look at your tax returns, business income, bank statements, and how long you’ve been self-employed.

The key? Get your finances organized before you start house hunting and talk to a mortgage professional who understands self-employed borrowers.

Self-employed and thinking about buying? Let’s talk before you assume you don’t qualify.
