My name is Alex Zurn. I started Zurn Mortgages in May '23 after nearly a decade of work in the mortgage industry and investing in real estate. The primary driver for starting Zurn Mortgages was my experience working in various roles within the industry - operations, sales, pricing analytics & capital markets. I observed a disconnect. One where the drivers of the industry deviated from a focus on e

ducation and experience to a focus on transaction count. I do not fault anyone for this, at a high level businesses such as mine, and much bigger ones, are expected to grow annually. However, lost in the search for higher revenue is often an investment in time educating, often times hand holding, mortgage borrowers through one of the biggest transactions of their life. Zurn Mortgages is focused on educating home buyers. We are focused on investing the time it takes to walk our borrowers through the home buying process and make sure all of their questions are answered. At Zurn Mortgages, our work does not stop at the closing table. We work with you to set up your automated payments, evaluate your loan for any refinance possibilities as the market changes throughout the life of your loan, and service any future loans for you, your family, and close friends. Three things most buyers get wrong before they ever sign a contract 👇

🏡 Pre-qualification is a guess. Pre-approval is a green light. If your lender hasn’t pulled credit and verified income, you don’t have an offer-ready letter, you have a maybe.

💸 The first lender you talk to is rarely the best fit. One lender’s “no” is another lender’s “easy yes.” Shopping isn’t disloyal, it’s how you protect the biggest purchase of your life.

📞 Big banks and 1-800 lenders pass you between departments. With me, you get one person from application to closing.

Happy Monday ☕

Rates ticked up last week. Conv 30 sitting at 6.30%, FHA at 6.16%. Nothing dramatic, but the upward drift is real.

The week ahead is all about Friday’s jobs report. Markets are bracing for a big slowdown (+73K vs +178K last month). If it comes in cooler than expected → rates likely ease. Hot surprise → rates jump.

Translation for buyers: if you’re closing in the next 30 days, this is a “lean lock” week for most. If you’ve got 60+ days, you have room to see how Friday plays out.

Here’s some real talk about rate shopping. 🏡

You’ve probably filled out one of those “get your rate in 30 seconds” forms and then spent the next three weeks dodging calls from loan officers you never agreed to talk to. I know. Brutal. 🤦‍♂️

Here’s what most lenders won’t tell you: they don’t need your full application to give you a solid quote. They want it because it gets you in the pipeline.

Your data is the product. The rate is the bait. 🎣

I don’t roll like that. Don’t get me wrong, having conversations with licensed, experienced mortgage professionals is critical. But sometimes you just need to understand where rates are and/or whether you’re getting a good deal.

✅ Steady Income: Whether you’re salaried, hourly, or self-employed, we use things like tax returns, W2s, 1099s, and recent paystubs to confirm your income is reliable over the last two years.

👇Here’s why mortgage rates got worse today…

The Fed cut its overnight rate by 0.25% as expected, but Jerome Powell signaled a December cut isn’t guaranteed. That sparked uncertainty and mortgage rates ticked higher 📈

And with key economic data on pause during the government shutdown, the market’s navigating with less visibility.

But here’s the good news… Mortgage rates are still at some of the lowest levels we’ve seen in the last 12 months and there is a path toward lower rates in the next 6 months.

When the Fed cuts rates, it doesn’t automatically mean mortgage rates drop.
That move is usually priced in long before the official announcement.

The real story starts at 2:30 PM, when Jerome Powell steps to the mic 🎤
Because it’s not the cut that moves mortgage rates
…it’s the comments that follow.

If Powell hints at more cuts in 2026, we could see mortgage rates improve almost immediately 📉
If he plays it safe, mortgage rates will hold steady ⚖️

💡 Bottom line: Don’t trade headlines for real insight.
