Purchase applications rose 2% last week, and more buyers are exploring adjustable-rate options. The fixed year loan is the default, not the only answer. If you're not planning to stay 30 years, it's worth asking whether a different structure fits better. Want to compare?

🏡 Who’s buying homes right now? More young buyers than you might think.

Gen Z and Millennials are becoming an increasingly important part of the purchase market, and they’re approaching homeownership differently than generations before them.

The latest data shows younger buyers are:
📈 Taking a larger share of purchase activity
💰 Using a mix of savings and other resources for down payments
🏦 Utilizing programs like FHA
📋 Looking closely at financing strategies to make the numbers work

Meanwhile, the broader market is showing more inventory and additional negotiating opportunities, creating a different environment for buyers and sellers.

So what does it all mean? Financing strategy matters.

Take a look at this month’s infographic for the numbers behind the trends.

👀 Buyers: It may be time to look a little closer at homes that have been sitting.

More inventory and slower buyer activity are creating opportunities in parts of the market. In fact, active listings recently climbed to more than 1.5 million, while pending sales fell to their lowest level since February.

That home you passed on a few weeks ago? It might be worth another look.

Depending on the seller and property, you may have room to negotiate for:

💰 A lower purchase price
🏡 Seller-paid closing costs
📉 A mortgage rate buydown
🔨 Repairs or other concessions

More inventory doesn't automatically mean lower prices—but it can mean more choices and more negotiating power.

🎥 Mortgage Myth: There isn't a "best" loan—only the best loan for your goals.

Check out this quick breakdown, and if you're unsure which direction to go, let's talk through your options together. Your home financing should fit your life—not the other way around. 🏠

🏡 Mortgage qualifying just got a little more flexible for some borrowers.

Freddie Mac has expanded its Accumulated Assets as Income guidelines, an important update for borrowers whose financial strength may be tied more to their assets than a traditional paycheck.

Think about someone who has built significant wealth through investments, retirement accounts or other eligible assets but has a lower or less predictable monthly income. Previously, that financial picture might not have translated as favorably when qualifying for a mortgage.

With the updated guidelines, Freddie Mac has:

🔹 Removed the minimum age requirement
🔹 Improved the asset calculation
🔹 Expanded certain LTV and property eligibility

It’s a good reminder that income isn't always the whole story when it comes to mortgage qualification.
