You don't have to stop shopping to save for a home.

One of my favorite money-saving strategies is shopping seasonal sales.

I recently purchased a golf shirt that originally cost more than $100 for less than $20.

That's more than $80 in savings from one purchase!

Looking for end-of-season sales and being willing to buy last year's styles can help you continue enjoying the things you love while still saving for your future home.

Every dollar saved today can bring you one step closer to homeownership.

Buying a home isn’t always about waiting for the “perfect” moment—it’s about recognizing when you’re ready. 🏡✨

If you’ve built up savings for a down payment, you’re ready to stop putting money toward rent, and you can see yourself staying put for a while… homeownership might be closer than you think.

Not sure if you’re there yet? That’s what I’m here for. Let’s look at your options, your goals, and what buying could realistically look like for you.

Need another savings tip for your future home purchase?

Try shopping in your own closet!

Before buying a new outfit, take a look at what you already have tucked away in your closet, storage room, or even under the bed. You might rediscover items you forgot about and save yourself an unnecessary purchase.

Those little savings can become part of your future down payment fund.

If homeownership is one of your goals, I'd love to help you build a plan to get there.

Your home should work for you now and add value for the future. 🏡✨

If you’re thinking about making a few upgrades, some improvements may offer more bang for your buck than others—from fresh exterior paint and energy-efficient windows to HVAC upgrades and a refreshed garage or front door.

And if your renovation wish list is growing, your home equity may be able to help make those plans a reality.

Thinking about tapping into your equity for home improvements? Let’s talk about the financing options that could make sense for you.

One of my favorite things about summertime is seeing families come together. ☀️🏡

Living in an area with lots of second homes, I see how these properties can become much more than a place to stay. They become gathering places—somewhere family and friends can return to year after year and make memories together.

Whether your happy place is at the beach, on a lake, in the mountains, or somewhere else entirely, a second home can become part of your family's traditions.

If owning a second home has been on your mind, I'd be happy to talk through your financing options.

Is refinancing only worth considering when mortgage rates drop? Not necessarily.
A lower rate can certainly be one reason to refinance, but homeowners may have other goals—such as addressing higher-interest debt, funding home improvements, accessing equity, or restructuring how they plan to pay off their mortgage.

The right answer depends on your individual financial picture.

When was the last time you cleaned out your subscriptions? 📱

Streaming services, apps, memberships, and other recurring charges may not seem like much individually—but together, they can take a noticeable bite out of your monthly budget.

If buying a home is one of your goals, review what you’re actually using and consider canceling or downgrading what you don’t need. Then redirect that money toward your home savings. 🏡💰

Sometimes small changes can help you make progress toward a much bigger goal.

Have questions about preparing financially for your next home? I’m happy to help!

Buying a home? 🏡 Keep your finances as steady as possible while you’re under contract.

A few moves that may seem harmless can create extra questions during the lending process:

✕ Moving large amounts of money around
✕ Applying for new credit cards
✕ Changing jobs without talking to your lender first

When in doubt, check with your lender before making a major financial change. A quick conversation now could help keep your homebuying journey on track.

💵 One of the best budgeting lessons my husband and I learned when we were starting out was surprisingly simple...

We used cash.

By setting aside a fixed amount of cash for weekly spending, we knew exactly how much we had available—and once it was gone, that was it. It helped us stay within our budget and prioritize our long-term goals.

Budgeting isn't about being perfect. It's about finding a system that helps you spend intentionally and save consistently.

If you're planning to buy your first home or your next home, I'd be happy to help you create a strategy that fits your goals.
