What is an escrow account?

Escrow is used to help manage certain ongoing expenses associated with homeownership, such as property taxes and homeowners' insurance.

Each month, in addition to your mortgage payment for the home loan itself, you typically are required to contribute to an escrow account held by the lender or a third-party service.

The lender then uses the funds in that escrow account to pay your property taxes and insurance premiums when they're due. This helps ensure that you don't miss important payments, which could lead to penalties or even the loss of your home.

For you, the benefit is that you don’t have to worry about setting aside large sums of money for taxes and insurance all at once. Instead, it's broken up into manageable monthly payments, making it easier to budget.

It's simply a way for your lender to help manage your property-related expenses, keeping everything organized and up to date, and giving you peace of mind.

✔️ 1. Check Your Credit Score (and Start Improving It!) 📊 Your credit score plays a HUGE role in the loan options available to you. If it's not where you'd like it to be, start working on improving it. Pay down credit card debt, avoid opening new accounts, and make sure all your bills are paid on time.

✔️ 2. Start Saving for a Down Payment 💰 The earlier you start saving, the better! A larger down payment could help you secure a better interest rate and lower your monthly payments. Consider setting up a dedicated savings account - many loan programs require as little as 3% down!

✔️ 3. Understand Your Debt-to-Income Ratio (DTI) 📉 Lenders want to make sure you can afford your mortgage payments. Your debt-to-income ratio (DTI) helps them determine how much you can borrow. Lowering your DTI now by paying off debt or increasing your income will help you qualify for a larger loan amount when the time comes.

✔️ 4. Create a Realistic Home Budget 🏠 Understand your finances and how much you can afford to pay each month. Beyond the mortgage, remember to budget for insurance, property taxes, maintenance, and utilities.

The conforming loan limits are increasing from 2024 to 2025, making it easier to secure financing for higher-priced homes. This means you may be able to borrow more while still benefiting from the lower interest rates and more favorable terms of a conforming loan.
