Mortgages, Military Life & Other Things Humans Overcomplicate (With a little help from Susannah Broegler)

Hi. I’m Rosie. I’m a rescue dog, professional squirrel patrol officer, full-time treat enthusiast, and part-time mortgage assistant. Now, before you panic… No, I’m not actually approving loans. (Although if approval were based on belly rubs, tennis balls, and fenced backyards, everyone would qualify.)

I spend most of my days hanging out with Susannah, listening to conversations about mortgages, VA loans, credit scores, closing costs, and something called underwriting—which, for the longest time, I assumed meant humans hiding important papers underneath the couch.

🐾 ROSIE EXPLAINS: VA Loans

If I’ve heard this bark once, I’ve heard it a thousand times:

“VA loans are complicated.”

Humans. Who started this rumor? 🐶

VA loans are actually one of the BEST benefits you’ve earned through your military service — and they come with some pretty impressive perks:
🐾 No PMI 🐾 Competitive interest rates 🐾 Flexible qualifying guidelines 🐾 Little or no down payment for many eligible buyers

And here’s the part I really want you to hear:
You earned this benefit. Don’t let a myth keep you from using it.
So the next time someone tells you VA loans are “too complicated,” tell them Rosie said they’re barking up the wrong tree.

Rosie Explains #4: The Appraisal 🏡🔍

So… what exactly is an appraisal?

Basically, it’s a professional opinion of what the home is worth. A licensed appraiser looks at things like the home’s size, condition, location, features, and recent sales of similar homes nearby.

Why does your lender care?

Because before lending you the money, they want to make sure the home’s value supports the amount being borrowed. It helps protect you and the lender from paying or lending more than the property is reasonably worth.

And no—the appraiser isn’t deciding whether you have good taste in kitchen cabinets. 😏

🐾 Rosie’s Take: “I reviewed the report. The house has a fenced backyard, sunny windows, and excellent treat-storage potential. Frankly, I think they undervalued it.”

Questions about appraisals or what happens if one comes in lower than expected? That’s where Susannah comes in. Rosie’s expertise is apparently limited to backyards.
