2027 conforming loan limits haven’t been officially announced yet, but your buyers don’t have to wait!

Several of our investors are already accepting higher conventional loan amounts in anticipation of the 2027 increase, allowing us to lock and close conventional loans up to $850,000.

For buyers near the jumbo threshold, that can mean more financing options, a smaller down payment, and more flexibility when qualifying for that next home.

A pre-approval tells your buyer what they can do. A plan looks at their goals, timeline, and options to determine what actually makes sense.

Buying a new home without selling yours first? It’s possible! Here’s how 👇

You’ll need to qualify for both homes at the same time (yep — both payments). But remember, many people qualify for more than they’re actually comfortable spending!

✨ Options to make it happen:
Put the minimum down, then use the proceeds from your home sale to pay down your new loan — and recast your payments to the lower balance.
Use a bridge loan to move equity from your current home and use it as the down payment for your new one.
Borrow from yourself with a 401k loan or other investments — then pay yourself back once your home sells.
Or even use a gift from the family for the down payment.

Timing your move doesn’t have to be stressful — there are smart ways to make the transition smooth!
