Now I know what you're thinking "Why would I put 20% down if I don't have to?"... and that's a fair question, but there are a few reasons:

1. The more you put down, the less you are paying monthly on principal & interest
2. If I put 20% down on a conventional loan, there is no monthly mortgage insurance
3. More instant equity

But, I do understand there are a lot of reason you wouldn't put 20% down either such as:

1. Don't have enough saved, or don't want to completely drain my bank account
2. Maybe it makes more sense to pay off high interest debt than put all your money toward a down payment
3. If you have 20% to put down, it may make more sense to only put 5-10% down and put the rest in a high interest savings account

So I am curious, what would you pick, 20% down or a low down payment option?
