It's Election Day. 🗳️

Your voice counts. Your vote counts.

And whatever happens at the polls, one thing stays true: homeownership keeps moving.

Rates, inventory, and the season will still be here tomorrow.

Go vote. Then let's talk about your next move.

𝗕𝘂𝘆𝗲𝗿𝘀 𝗮𝗿𝗲 𝗱𝗼𝗻𝗲 𝘄𝗮𝗶𝘁𝗶𝗻𝗴 𝗳𝗼𝗿 𝗿𝗮𝘁𝗲𝘀 𝘁𝗼 𝗳𝗮𝗹𝗹. 📊

A new national survey says most of them now expect rates to be HIGHER a year from now... and only about 1 in 3 plan to wait anyway.

Here's the shift: 73% of prospective buyers still plan to purchase within the next 12 months. They've stopped waiting for perfect. They're planning around real numbers.

What that looks like in practice:
• Payment clarity over rate headlines
• Seller-funded buydowns to soften the rate
• Pre-approval before the right home hits the market

𝐀𝐠𝐞𝐧𝐭𝐬: your hesitant clients may be more ready than they think. The right structure beats the right rate.

Cash buyers are pulling back faster than the rest of the market. That is a real opening for financed buyers. 🍁

Realtor.com's cash sale research showed all-cash purchases down 11.2% year over year in the first four months of 2026, while total sales fell 8.5%. All-cash still held 31.4% of sales, but the number is shrinking.

Translation: fewer true cash offers in the room. A financed buyer with a cash-backed offer walks in looking like a different kind of buyer.

That is Cash2Keys. No financing contingency, no appraisal contingency, and a clean close.
• Waive the contingencies with confidence
• Buy before you sell when you have equity
• Keep your money working elsewhere

The housing market just hit a record low. Here's what that headline actually means.

𝗣𝗲𝗻𝗱𝗶𝗻𝗴 𝗵𝗼𝗺𝗲 𝘀𝗮𝗹𝗲𝘀 𝗳𝗲𝗹𝗹 𝟳.𝟯% in September and 11.3% year over year, according to NAR.

That 𝗱𝗼𝗲𝘀𝗻'𝘁 𝗺𝗲𝗮𝗻 𝗵𝗼𝗺𝗲 𝗽𝗿𝗶𝗰𝗲𝘀 𝗵𝗮𝘃𝗲 𝗰𝗿𝗮𝘀𝗵𝗲𝗱. It means 𝗳𝗲𝘄𝗲𝗿 𝗯𝘂𝘆𝗲𝗿𝘀 𝗮𝗿𝗲 𝗽𝘂𝘁𝘁𝗶𝗻𝗴 𝗵𝗼𝗺𝗲𝘀 𝘂𝗻𝗱𝗲𝗿 𝗰𝗼𝗻𝘁𝗿𝗮𝗰𝘁, and 𝗮𝗳𝗳𝗼𝗿𝗱𝗮𝗯𝗶𝗹𝗶𝘁𝘆 𝗶𝘀 𝘀𝘁𝗶𝗹𝗹 𝗮 𝗺𝗮𝗷𝗼𝗿 𝗰𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗲.

For Realtors, the question isn't just, “W𝗵𝗲𝗿𝗲 𝗮𝗿𝗲 𝘁𝗵𝗲 𝗯𝘂𝘆𝗲𝗿𝘀?”

It's, “W𝗵𝗮𝘁'𝘀 𝗸𝗲𝗲𝗽𝗶𝗻𝗴 𝘁𝗵𝗲𝗺 𝗳𝗿𝗼𝗺 𝗺𝗼𝘃𝗶𝗻𝗴 𝗳𝗼𝗿𝘄𝗮𝗿𝗱?”

Is it the monthly payment, upfront cash, uncertainty, or something else?

𝗪𝗵𝗮𝘁 𝗮𝗿𝗲 𝘆𝗼𝘂 𝗵𝗲𝗮𝗿𝗶𝗻𝗴 𝗳𝗿𝗼𝗺 𝗯𝘂𝘆𝗲𝗿𝘀 𝗿𝗶𝗴𝗵𝘁 𝗻𝗼𝘄?

Sometimes a 𝗾𝘂𝗶𝗲𝘁 𝗹𝗲𝗮𝗱 doesn't need another batch of listings. They need a better conversation.

Try asking what has changed about their budget, timing, or confidence. It may help you understand whether they need a new strategy or simply more time.

The latest NAR report showed pending sales down 11.3% year over year in September.

Every agent has one client whose appraisal came back low in the middle of a holiday week. 🦃

If you have never refreshed your email twelve times waiting on a value, congratulations on your first month in real estate.

The good news: you do not have to hold your breath every time. Appraisal Assurance takes that contingency off the table, so the deal closes even if the number comes in soft.

𝗦𝗼𝗺𝗲𝘁𝗵𝗶𝗻𝗴 𝗰𝗵𝗮𝗻𝗴𝗲𝗱 in appraisal reporting on 𝗡𝗼𝘃𝗲𝗺𝗯𝗲𝗿 𝟮, and 𝗶𝘁 𝘁𝗼𝘂𝗰𝗵𝗲𝘀 𝘆𝗼𝘂𝗿 𝗰𝗹𝗼𝘀𝗶𝗻𝗴𝘀. 📋

Conventional appraisals submitted to Fannie Mae and Freddie Mac now use UAD 3.6: one dynamic report format, more structured property data, and the old fixed forms retired.

What it means for agents:
• 𝐑𝐞𝐩𝐨𝐫𝐭𝐬 𝐰𝐢𝐥𝐥 𝐥𝐨𝐨𝐤 𝐝𝐢𝐟𝐟𝐞𝐫𝐞𝐧𝐭, not lighter on substance
• 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐝𝐞𝐭𝐚𝐢𝐥𝐬 𝐚𝐫𝐞 𝐜𝐚𝐩𝐭𝐮𝐫𝐞𝐝 𝐚𝐬 𝐬𝐭𝐫𝐮𝐜𝐭𝐮𝐫𝐞𝐝 𝐝𝐚𝐭𝐚, so accuracy upfront matters more
• 𝐁𝐮𝐢𝐥𝐝 𝐚 𝐥𝐢𝐭𝐭𝐥𝐞 𝐛𝐫𝐞𝐚𝐭𝐡𝐢𝐧𝐠 𝐫𝐨𝐨𝐦 into contract dates early in the transition
• 𝐋𝐞𝐚𝐧 𝐨𝐧 𝐀𝐩𝐩𝐫𝐚𝐢𝐬𝐚𝐥 𝐀𝐬𝐬𝐮𝐫𝐚𝐧𝐜𝐞 when value is the real risk in the deal
