Homeownership is a powerful wealth-building tool, but it is not automatically a sign of financial strength.🤔

No one talks about this part of buying a home… 🏠

When everything is approved, and suddenly fear, doubt, and “what ifs” start creeping in.

This is the moment it becomes more than a transaction. It becomes a long-term commitment, a lifestyle shift, and the biggest financial decision of their life.

And that’s when you start hearing: “Should we wait?”, “Is this the right house?”, “What if rates drop?”, “Are we stretching too much?”. 😬

Then buyers try to regain control by opening new credit, moving money around, rethinking everything at the last minute, and in this phase, even small changes can create unnecessary friction: delays, re-approvals, added conditions… sometimes completely kill the deal.

It’s important that homebuyers have a team behind them to help get them through the “oh cr*p” phase, and calm their emotions.

This one thing causes deals to fall through the cracks before the offer is even sent in. 😬

If your clients aren’t honest about their spending, cash deposits, and credit history their home buying journey is already off to a rocky start. All of that will come out in underwriting, and likely cause the entire deal to fall through! 🫨

This is why working with a lender early is so important. Even if they tell you their credit is fine and their paperwork will show clear income documentation, you won’t know the truth until it’s time to get pre-approved.

Give me a call early in the process and we’ll dive into their portfolio ahead of time to prevent any surprises!
