Markets are pulling in two directions: inflation is still a concern, but tighter financial conditions could give the Fed reason to stay patient. That makes the next mortgage-rate move hard to call. One of our Loan Officers can help you compare today’s options without building your purchase plan around a prediction.

A week after the Fed raised its benchmark rate, Treasury yields dipped while mortgage rates were mostly flat. With rates remaining high amid persistent inflation, buyers should focus on their budget, timing and financing options. Your Guaranteed Rate Affinity Loan Officer can run the numbers and help you navigate today’s market.

🏠 Don’t just negotiate the price. Negotiate the payment!

Nearly 45% of August home sales included seller concessions.

A seller credit could potentially help with closing costs or a rate buydown — which may have a bigger impact on your monthly payment than a small price reduction.

Negotiate smarter. 🏡

Buyers, you may have more negotiating power than you think. 👀

Right now, there are about 1.53 million sellers and 972,300 buyers nationwide. That means sellers outnumber buyers by 57.9% — the widest gap on record.

What does that mean for you?

🏠 More homes to choose from
💰 More opportunity to negotiate
🤝 Potentially more seller concessions
📉 Less pressure to compete with multiple buyers

And in 44 of the 49 largest metros, the market is now considered a buyer’s market.

If you’ve been waiting because you thought you had no negotiating power, it may be worth taking another look at what’s happening in the market.

Thinking about keeping your current home as a rental when you buy your next home? 🏡

Fannie Mae just changed the rules for departing residences, and there are some positive changes!

Previously, lenders generally relied on a lease or appraisal/1007 to document the rental income. A lease also had to be supported with additional documentation showing the rental terms were actually in effect.

Now, you have more flexibility to establish market rent:

✨ Zillow, Redfin or MLS rental comps can be used
✨ You need at least 3 comparable rentals
✨ An appraisal or Form 1007 can still be used
✨ And you no longer need a lease to establish the rent for a departing residence

The new rules also provide clearer guidance on how the rental income is calculated.

If you’re moving up and planning to keep your current home, these changes could make a difference in how we qualify you for your next mortgage.

First tournament of the season in the books! I am so proud of this team! They played so hard and so well!Noah hit a walk off double to advance them to the semifinals and then pitched his heart out for 3 innings with 5ks! Unfortunately they came up slightly short to advance to the finals. But there was some competitive baseball being played this weekend! Can’t wait to see what this team does this year!! Sko Yotes!
