Our focus on sharing our winning practices is a key part of our culture. We lift each other up and celebrate our successes.

Markets are pulling in two directions: inflation is still a concern, but tighter financial conditions could give the Fed reason to stay patient. That makes the next mortgage-rate move hard to call. One of our Loan Officers can help you compare today’s options without building your purchase plan around a prediction.

A week after the Fed raised its benchmark rate, Treasury yields dipped while mortgage rates were mostly flat. With rates remaining high amid persistent inflation, buyers should focus on their budget, timing and financing options. Your Guaranteed Rate Affinity Loan Officer can run the numbers and help you navigate today’s market.

“ Today is Armenian Genocide Remembrance Day. 111 years. We will not forget….

“So they tied my little brother on my back. He was about 9 months old. He was very light. And my big brother...he couldn’t walk anymore and he’d say “one day we will get the Turks.” I was carrying my brother on my back & every day his head was touching my shoulder. I thought “well last night he ate. He took little bites of food.”...so when we stopped, he was dead on my back. I put him in some cloth & took him down near the water and put him in a hole. Did I cry that day! I cried the day my mother died, but when my brother died, I cried and cried....”

Alice Kashmanian, my great grandmother. This is in my blood and I’m proud to be an Armenian. #1915

🚨Big news for homebuyers!

This is a huge step toward protecting your privacy and preventing the flood of unwanted calls and texts many buyers used to receive during the loan process.

For the first time in years, more mortgages now sit above 6% than below 3% — and surprisingly, that’s not bad news. 👀📊

Here’s what we’re seeing in today’s market:
• Rates have eased from their peak near 8% and are hovering closer to the low 6% range
• Inventory is rising, giving buyers more options and leverage
• Buyers are moving forward based on life events — not just rate headlines
• Sellers are offering incentives like rate buydowns to help buyers secure better terms

All signs point to a more balanced, opportunity-filled market in 2026.

Curious how this shift could work in your favor? Let’s talk.

Feeling so grateful to have been part of this homebuying journey 💛

Helping first-time buyers is always special—but walking alongside this incredible family, who navigated the added complexities of buying as recent immigrants, was truly an honor. From our first conversation to closing day (over a year later!), their trust meant everything.

Thank you for allowing me to guide you, answer your questions, and celebrate the moment when the right home finally came along. This is why I do what I do 💫
