Debt-to-income, or DTI, is one of the first numbers a lender looks at. It’s simpler than it sounds. 📊
The basic math: add up your monthly debt payments, including the new house payment, then divide by your gross monthly income. The result is a percentage that helps show how comfortably a payment fits your budget.
What usually counts: car payments, student loans, credit card minimums, and the new mortgage payment.
What usually doesn’t: everyday bills like groceries, utilities, and your phone.
