Good morning, we are now post and I hope everyone had a great holiday weekend. US10Y now at 4.79% in the market with bond market investors having fears of surging oil/diesel prices that could lead to more inflation. Federal Reserve to meet next week, investors have concerns over rates going up due to ordeals in both Ukraine and Iran.

Trump turns up the heat on Warsh as Fed rate hike looms https://cnb.cx/4yqkwO3

President Donald Trump, Vice President JD Vance and other senior administration officials are publicly pushing the Fed to avoid an interest rate increase or to lower rates.

Markets have priced in about a 60% chance of a quarter-point September hike after employers added 162,000 jobs in August.

Warsh has voiced concern that inflation remains above the Fed’s 2% target and is broad across consumer categories.

FWIW, this is extremely concerning coming from the administration. The Federal Reserve acts independently from the White House and Congress and should not be subjected to pressure from any administration. Trump is opening up some dangerous slopes on this IMO.

Ten days ahead of the next Federal Reserve meeting, the Trump administration looks to be in a full-court press to halt a rate hike in its tracks.

MEMORY LANE - Saturday, September 5, 1987

Orange Bowl - Miami, Florida (not the bowl game, but the old stadium that is no longer standing thanks to loanDepot park now in its place).

I'd been to a few college football games before, but none that I can remember. They were USC Trojans games in the Coliseum with my father and brother but I was too young to remember them.

But the for the first time, I can remember it was the Florida Gators and Miami Hurricanes to open the 1987 season in the Orange Bowl and it was hotter than hell. Labor Day weekend in south Florida was pretty damn hot but given the memory, it was one of the best in my life since my father and I only got to go a few games with my father when we lived in Boca Raton.

We went to a few more games that 1987 season including the one against Notre Dame on Thanksgiving weekend. But that Gators-Canes games that ended in a 31-4 win for Miami got the memories started any first real love for college football. I vividly remember the game for the fact that Florida only got two safeties for four points the entire game.

Miami went on to go on and have a perfect season that year, winning the national championship in the Orange Bowl (bowl game and stadium, yes on their home field) with a 20-14 win over Oklahoma.



Thanks to that game though in the Orange Bowl, my love of college football began 39 years ago today.

These concerns are real for the bond market, they have serious fears over inflation due to the rising cost of fuel. US10Y at 4.77% before Labor Day when it was at 3.99% on February 27th this year.

What does that mean?

Mortgage rates are much higher this time of year than they were in March. But benefit is there, people need money and now is the time to tap equity. Rates be damned, the benefit is there and you can refinance and save later.

Higher prices come as Ukraine pounds Russian refineries, forcing Moscow to ban diesel exports.

Good morning, happy Friday. US10Y at 4.77% this morning in the market as jobs report for August released. 162K payrolls added, unemployment at 4.1%. However, fears of inflation continue to rise as cost of diesel rises after refineries in Ukraine and Iran are hit hard due to bombings in two separate ongoing conflicts.

With the US10Y hovering around 4.75-4.80% mortgage rates are on the rise. So if you are going to move forward, time to lock your rate is now.

Market fears growing over inflation the longer things persist in Ukraine and Iran.

10-year U.S. Treasury yield hits highest level since November 2023 https://cnb.cx/466iN4e

The 10-year Treasury note yield reached a fresh multiyear high on Wednesday as inflation and debt concerns pressured global government borrowing costs.

The yield on the 10-year Treasury note — the main benchmark for mortgages, auto loans and credit card debt — was last seen little changed at 4.796%. It reached 4.818%, its highest level since November 2023 earlier in the day.

US10Y currently at 4.80% this morning in the market.

The 30-year Treasury yield was near flat at 5.267%, while the yield on the 2-year Treasury note fell less than 1 basis point to 4.386%.

One basis point equals 0.01%, and yields and prices move inversely.

Treasury yields continued to climb on Wednesday as inflation fears stoked a global rise in borrowing costs.

Waiting for homebuying to get more affordable? Here's what to expect in 2027 https://cnb.cx/3SlXPv7

Waiting game is something that you will play for the rest of your life. If you're sitting on the sidelines waiting for relief in 2027 in the housing market then you maybe in for a shock. Industry experts don't expect rates to plummet much and in fact could hover around the 7%-range well into 2027.

Always said: It's a detriment to you to keep waiting to jump into the homeownership market. I can't see these rates being high for an eternity, but the sooner you buy the sooner you create an equity portfolio. If you're renting, you aren't building any equity.

The time to buy is always now. Build equity, refinance down the road when rates eventually come down.

Mortgage rates aren't expected to get much cheaper for homebuyers in 2027, especially if inflation stays high.
