I’ve spent enough years in mortgage, real estate and escrow to know that a successful home purchase involves a lot more than getting someone pre-approved.

There are numbers to analyze, problems to anticipate, people to communicate with and sometimes a lending puzzle that needs to be solved. That last part might be my favorite.

Self-employed? Your financial picture probably doesn’t fit neatly into a couple of W-2 boxes, and your mortgage strategy shouldn’t either.

I work with a lot of self-employed borrowers, so I understand that tax returns, business income, write-offs, assets and the way you actually earn money all matter when we’re evaluating your options.

When someone asks me whether they should buy now or wait, I want to look at the whole equation: home prices, interest rates, monthly payment, potential appreciation, how long you plan to own the home and what waiting could cost you too.

I taught first-time homebuyer classes for years, and one thing hasn’t changed: most buyers don’t need someone pushing them to buy. They need someone who will help them understand how buying actually works.

Timing is the reason most move-up buyers hesitate. It is also one of the most solvable problems in the transaction when a lender knows what they are doing.
