A lot of buyers looked at the monthly payment and decided to wait.

Since then, rates have come down and those payments are starting to work again. Sellers are still being reasonable on price and offering concessions too.

You may qualify for around $50,000 more home than you did a couple of weeks ago.

I’ve been revisiting preapprovals for buyers I qualified at 7.5%. Rates have moved from the sevens into the lower sixes, and even though it’s been five steps down and three steps up, some of them can now buy more than they originally qualified for.

If you’re waiting for the Fed to lower your mortgage rate, you might be watching the wrong thing.

Mortgage rates aren’t directly tied to the Fed funds rate. But the Fed easing up is having an unintended consequence, and in this case, it’s a good thing.

Things had gotten so tight that the market almost came to a dead stop, and now money is starting to move again.

A couple of years ago, buyers were paying $50,000 over asking just to get a house.

Right now, homes have been sitting on the market, giving buyers more room to navigate. But I don't expect this window to last forever if competition picks back up.
