✅ Renovation Home Equity Line of Credit- keep your 1st mtg rate, no need to already have significant equity, increase borrowing power by using the after renovation value of your home + no draws & inspections
✅ Home Equity Line of Credit (Heloc)- keep 1st mtg rate. Think of this as a credit card on your house- will need to have equity already
✅ Renovation purchase loans- finance the purchase and renovations in one (conventional, FHA 203k)
✅Unsecured Loans- personal loans not secured against your property- up to 100k

I wanted to share a glimpse of what buying now and choosing to refinance to a lower interest rate in a few years( assuming rates continue to go down) would like like VS. waiting for those rates to come down and buying in a few years.

Of course, there are many factors that go into deciding if now is the right time for YOU to buy a home. But if you’ve been on the fence and have needed to see the side by side- this is for you!


Please keep in mind that this is an estimate, it’s impossible for us to really know what interest rates will be in 3 years. There are also many components that go into qualifying for a home as no-one’s situation is quite the same. Be sure to check with a lender, like myself, to see what interest rate you qualify for.
