USDA has updated manufactured homes guidelines.

• Must be an existing unit that has never been previously installed on a different homesite
• Be placed on a permanent foundation
• Be classified as real property
• Have a floor area of not less than 400 square feet
• Have an economic life expectancy that meets or exceeds 30 years of proposed loan
• Have a manufacture date that is within 20 years from the date of loan closing
• Must have not had any alterations or modifications since construction in the factory, except for porches, decks, or other structures which were built to engineered designs or were approved and inspected by local code officials

Lending environment is constantly changing. Today the Federal Housing Administration (FHA) published news letter 2025-09 and Title I Letter TIL-490 that revises residency requirements to align with executive orders. This means "Non-permanent Residents" (DACA) will be removed from eligibility for an FHA-insurance mortgage on case numbers assigned on or after May 25, 2025. Thus, if you are affected by these changes, or know anyone who is, now is the time for action if you are considering purchasing a home and need the FHA loan program.

Trigger leads can be very frustrating to deal with. In case you are unfamiliar with this term, these take place unexpectedly when someone applies for a service or loan. The credit bureau's are permitted to sell contact information to other service providers which causes unsolicited calls or emails. If you are planning on having credit pulled, you may want to opt out by using the following link https://www.optoutprescreen.com/
it may not stop all the calls. However, it should help. Advise opting out at least 5 days prior to having a credit inquiry.

Your can also be placed on the "do not call" list. The following link will allow you to register.
https://www.donotcall.gov/ Note: solicitors typically overlook this list because in general you opened the door by having your credit pulled. Even though it was a private conversation between you and the person helping.

The tamer December CPI report was a massive relief for the bond and stock market. The yield on the 10-year US Treasury Bond dropped from 4.80% to 4.60% (a huge move in that market) and average 30-year mortgage rates declined from 7.25% to around 7.10%. That said, the market still overwhelmingly expects NO CUT at the Federal Reserve's Jan 29 meeting.
